Conway Blocks 294E and 295E

GBD Architects and Cairn Pacific have received initial Design Advice for Conway Blocks 294E and 295E. The two block development on NW 21st Avenue will include two mixed use buildings over a 600 car parking garage. Half of the proposed parking is intended to replace the existing surface parking located on the site. The garage will also have room for over 500 bicycles. As part of the redevelopment of the two blocks a 60′ wide north south pedestrian access way will be created, which will link the new buildings to the under-construction New Seasons on Block 296W.

The project is located at 1621 and 1717 NW 21st Ave, on land currently used for Conway parking. The two proposed buildings are required to comply with the Conway Masterplan, which was approved in 2012. On the western half of Block 295 is the Conway Leland James Center, which is due to be converted into creative office space.

Block 295E is the shorter of the two buildings, and is planned to include 158 residential apartments units over a retail and service base. The building is split into two volumes: a six story tall ‘L’ shaped structure; and a three story tall bar shaped structure. The primary building material proposed is brick, with metal panel accents. Fiberglass windows are proposed for the residential units, with natural wood, painted wood and aluminum storefront window systems used at the ground floor retail spaces.

The larger of the two building is Block 294E, which will have 212 apartment units over a retail and service base. The tallest portion of this building will rise to 14 stories, including a 2 story tall glass penthouse section. The primary building material proposed is brick, with metal louvers and precast concrete window surrounds. The residential units will have divided lite windows. Natural wood, painted wood and aluminum storefront window systems with metal canopies and fabric awnings are proposed for the ground floor retail spaces.
