Every week, the Bureau of Development Services publishes lists of Early Assistance applications, Land Use Reviews and Building Permits processed in the previous week. We publish the highlights.

Early Assistance has been requested by Doug Circosta Architect for a project at 4775 N Lombard St:

26 new apartment units.

Early Assistance has been requested for a project at 5419 SE Woodstock Blvd:

2 New, 2-story multi-family building.

Early Assistance has been requested by Hacker Architects for a project at 3325 SE Division St:

Demo existing structure and build a new 26,000 sq ft multi-family building.

A project at 12315 SE Division St has been submitted for Type II Design Review by AAI Engineering:

Proposal is for a 112 sf of self-storage facility with associated parking, utilities and landscaping.

A project at 20 NE Tillamook St has been submitted for Type II Design Review by Green Hammer:

Proposal is for a net zero energy 16-unit apartment complex developed in four buildings organized around a central courtyard and a commons buildiing. Project, named Tillamook Row, includes one, two and three bedroom units with covered bike parking and garbage/recycling as well as surface parking lot with seven parking spaces.

Riverplace Parcel 3 has been submitted for Type IIx Design Review by Ankrom Moisan Architects:

A 14-story and 6-story two-tower mixed-use structure with retail and amenity space on the first floor, approx 372 units and 180 garage parking spaces.

A project at 1331 NW 17th Ave has been submitted for Type III Design Review by GBD Architects:

Proposal is for development of 3/4 block mixed-use multi-family residential buildinig with ground floor parking and one floor of below-grade structured parking.

North18 at 1134 NW 18th Ave has been submitted for Type III Design Review by YBA Architects:

New 12-story mixed use building.

A project at 2212 SE Lambert St has been submitted for building permit review by EPR Design:

Construct new 3 story (5) unit apartment building with tucked under garages; associated site work

A project at 1428 SE 19th Ave has been submitted for building permit review by Allusa Architecture:

New construction of 3 story building with rooftop deck 13 residential units 8 (R2) 5407sf, 5(R1) 1703sf. 8 commercial unit 2(M) 510sf and 5(B) 770sf

A project at 7032 N Montana Ave has been submitted for building permit review:

Construct new 3 story six plex, no parking, detached trash enclosure less than 120sf in area, includes associated site work

A building permit was issued to Jivanjee Circosta Architecture for a project at 5885 SW Macadam Ave:

New construction of 4 story multifamily building with 31 units(building 1) and 3 story multifamily building with 33 units (building 2) connected with 3 fl skybridge.With onsite parking, site improvements and site amenities

A building permit was issued to Mackenzie for a project at 989 NE 61st Ave (formerly 6006 NE Holladay):

New 118,162 sf four story self storage building**with 15-280089-MT**

North18 returns in front of Design Commission as 11 story tower (images)

North18 has returned in front of the Design Commission, in the form of an 11 story bar tower. The building by YBA Architects previously received Design Advice in January of this year, at which time it consisted of a 6 story building with townhome units at the ground level. As now proposed the 119’-10” tall building would include 168 residential units above ground floor retail. Two levels of underground parking are planned, which allows the building to exceed the 75′ height limit that would otherwise exist on the site.

Focus: Portland’s Tallest Planned Buildings (2016)

It is just over a year since Next Portland last did a roundup of the tallest buildings planned or under construction in Portland. At that time, we counted 25 buildings over 100′ in height planned. Today we count 40. Given the length of time it takes to complete a high rise building, many of the buildings on the 2016 were also on the 2015 list. Four buildings are no longer on the list this year, due to having been completed: Block 17, Pearl West, the Aster Tower and Park Avenue West. Seven buildings that were still in the design phase last year are now under construction. No building on last year’s list is known to have been cancelled.

Early Assistance has been requested for a project at 2515 SE 41st Ave:

Tahran Architecture & Planning have requested Early Assistance for a project at 5325 NE Irving St:

SERA Architects have applied for a Conditional Use Review and Design Review for a hotel at 619 SW 11th Ave:

A Design Review application has been submitted for a project at 10506 E Burnside St:

50-unit mid rise apartment complex. Ground level tuck under parking and additional surface parking.

The Burnside Delta by Vallaster Corl Architects has been submitted for Design Review:

new 7-story building with some ground-level retail and a total of 85 residential units. The ground level will include 56 bicycle parking spaces and 18 vehicle parking spaces. 7 modifications outlined in application.

Jones Architecture have submitted a renovation of the Fisk Tire Company Building at 1236 NW Flanders St for Historic Resource Review:

Changes include a new loading dock, replacment of all existing window panels, new stroefront entrance doors, new roofing on existing entry canopy, new ada lift and new exterior lighting. Loading dock replacment and expansion will be in the ROW

LRS Architects have submitted a renovation of the Towne Storage Building at 17 SE 3rd Ave for Historic Resource Review:

Core/shell renovation to historic building for creative offices and retail

A building permit is under review for a project at 5606 N Greeley Ave:

New 2 story 4-plex, slightly sloped lot with associated site work

A building permit was issued to Design Department Architecture for the conversion of a building at 930 SE Sandy Blvd:

A building permit was issued to Fosler Portland Architecture for a project at  8510 N Ivanhoe:
