The Portland Business Journal had a first look at the downtown’s AC by Marriott Hotelwhich is nearing completion.

The DJC reported that the City Council voted to overturn* a condition of approval imposed on NW 14th & Raleigh by the Design Commission.

Excavation for the Broadway Tower has hit the bottom, according to the Portland Business Journal. The 19 story tower should be complete by September 2018.

Oregon Business took a look at 38 Davis, the Old Town mixed use building that now houses the new headquarters for its designers, Ankrom Moisan Architects.

The Business Tribune reported that Colas Construction has broken ground on Alberta Commons, the Natural Grocers-anchored retail development at NE MLK & Alberta.

Developers are racing to beat Portland’s Inclusionary Zoning policy, reports The Oregonian. The policy is scheduled to take effect in February, however projects that have been submitted for building permit or design review before then would be grandfathered in under the current rules.

Jazz Mecca Jimmy Mak’s will close forever, according to the Willamette Week. The bar was scheduled to move to make way for the Modera Davishowever owner Jim Makarounis’ battle with cancer has forced him to cancel the build out of a new space.

Two new retail tenants have been confirmed for the Goat BlocksRussian restaurant Kachka, which will open a second location; and Seattle’s Schilling Cider, which will have “more cider taps than any cider house in the United States”.

After Portland-based ZGF Architects were named the nation’s top firm, Portland Architecture profiled the firm and looked at how it achieved the title.

Walls of the City looked at whether mid rise buildings can be family friendly.

With the Pearl District Post Office now in PDC ownership, Portland Monthly reported on the PSU students who are coming up with ideas for the future of the site.

After more than 50 years of building barges in South Waterfront, Zidell Marine is now building its last barge. The firm will now concentrated on the redevelopment of the Zidell Yards. Last year Design Advice was offered for office building on Zidell Blocks 4 and 6although neither building has moved forward since then.

The Business Tribune reported on the “lightened up” iteration of Modera Daviswhich was recently approved by the Design Commission.

OPB’s ‘State of Wonder’ covered the wood framed Albina Yardthe recently completed North Portland office building that is the first building to use domestically fabricated structural CLT panels.

The Portland Business Journal reported on the 6 Portland health organizations that have pledged $21.5M for low-income housing projects. The money will help fund three projects, in partnership with Central City Concern: the Eastside Health Center at  NE 122nd and Burnside; the Stark Street Apartments at 12647 S.E. Stark St; and the Interstate Apartments at 6905 N. Interstate Ave. The paper also provided renderings of the three projects.

The Business Tribune looked at the Jantzen Apartments, which recently went before the Design Commission for its first hearing.

The DJC published photos of the demolition of a single story building in downtown, which is set to be replaced by the new office building at 1127 SW Morrison St.

The building will include 204 apartments and 7,600 sq ft of ground floor retail. A below grade parking garage will provide 145 vehicular parking spaces and 308 long term bicycle parking spaces. At the 12th floor the building will include four residential units, each of which would have private terraces at the corners. The 12th floor will also be home to the building’s amenity features, including a fitness room, club room, dog lounge, dining room and three large exterior terraces.

A first Design Review hearing has been held for the Modera Davis, a 12 story mixed used building by SERA Architects for Mill Creek Residential Trust. The building will include 204 apartments and 7,600 sq ft of ground floor retail. Weekly Roundup: Residential Infill Project, Design Overlay Zone Assessment, Affordable Housing Bond and more

Residential Infill Project

The Residential Infill Project has released recommendations for changes to the zoning in Portland’s single family residential zones. One of the proposed changes is reduced the allowable height of flat roofs from 30′ to 25′.

The Portland Business Journal wrote that jazz club Jimmy Mak’s has found a new home, with an exterior courtyard. The Pearl District bar is relocating to make way for the Modera Davis apartment building.

The Business Tribune reported that work is beginning on the Design Overlay Zone Assessment project. As Portland gets ready to expand the number of areas covered by Design Review it has asked consultants to perform an independent, comprehensive assessment of the city’s design overlay zone.

Work is about to begin on the Broadway Tower, according to the Portland Business Journal. The 19 story tower will include a Radisson Red hotel and 175,000 sq ft of office space.

The Portland Business Journal had a look inside Stoel Rives’ “lofty new digs” at Park Avenue West.

KGW reported that demands for Portland’s core housing leaves suburbs slow to grow.

Details of the $258.4 million affordable housing bond that will be on the November ballot were published in the Portland Mercury.

Portland is seeking feedback on the Residential Infill Project, and is holding a series of open houses. An online open house will accept comments until August 15th 2015. A letter to the editor the Portland Chronicle was critical of the project, and argued that the City is “failing its promise to the majority of its citizens”.

It is just over a year since Next Portland last did a roundup of the tallest buildings planned or under construction in Portland. At that time, we counted 25 buildings over 100′ in height planned. Today we count 40. Given the length of time it takes to complete a high rise building, many of the buildings on the 2016 were also on the 2015 list. Four buildings are no longer on the list this year, due to having been completed: Block 17, Pearl West, the Aster Tower and Park Avenue West. Seven buildings that were still in the design phase last year are now under construction. No building on last year’s list is known to have been cancelled.
