Early Assistance was requested by Emerick Architects for the Center for Native Arts and Cultures at 800 SE 10th Ave:

This project proposes a renovation of the Historic Yale Union Laundry Building, located at 800 SE 10th Avenue. The property, listed on the National Register of Historic Places (#07000759, July 2007), was built in three phases between 1908 and 1929. The renovated building will be occupied by the Native Arts and Cultures Foundation (NACF) for use as the organization’s headquarters, to be renamed the Center for Native Arts and Cultures (CNAC). The new work will include a theater and cafe, exhibition/event space, studio space with specialized production areas for artists, common lounge space, office space, and supporting storage areas. New work will restore the exterior with limited alterations, and renovate/alter all areas of the interior. A new covered trash enclosure served by floor drain connected to the sanitary sewer is proposed. The existing building¿s footprint is unaltered in the proposed work, and a portion of the roof is proposed to be treated as an area offset to the proposed regrading of the existing parking lot on site.

A Pre-Application Conference was scheduled by TVA Architects to discuss The Philip, a 23-story tower at NW 9th & Hoyt. The tower would include 337 dwelling units and approximately 3,300 square feet of retail space.

Revisions to the Northbound 30 Collaborative at 2135 NW 29th Ave have been submitted for a Type III Design Review by Leeb Architects:

DZ HEARING – Applicant seeks Type III Design Review for five new multi-dwelling, five-story buildings (Buildings 9-13) to a site with eight previously approved buildings (Buildings 1-8) LU 20-111860 DZM. Applicant also seeks to make changes to six of the eight previously approved buildings on the site (Buildings 1-4 and 7-8), eliminate existing Condition of Approval F and retain two of the previously approved Modifications #1 and #2. Total proposal (Buildings 1-13):­219 dwelling units. ­98 vehicle parking spaces (12 surface spaces). ­345 long-term bicycle parking spaces (219 in units, 126 not in units) .­12 short term bicycle parking spaces. All buildings contain less than 20 units, so Inclusionary Housing requirements of Chapter 33.245 will not apply. One Modification is requested: – Pedestrian Standards (PZC 33.140.240) To not provide an on-site pedestrian connection between a main entrance of Building 13 and the adjacent street which is not more than 20 feet longer or 120 percent of the straight-line distance, whichever is less. The standard requires 276 long-term bicycle parking spaces, or 1.5 spaces per dwelling unit, for 184 of the proposed dwelling units. The proposal involves demoltion of half of the Bindery building which has a historic designation as well as the Metro building; both of which are located on the east portion of the block.

No Modifications or Adjustments to required Zoning Code development standards are requested in this application. The building is proposed to be 230-feet, 8-inches tall. The code allows buildings up to 250-feet at this site. The applicant intends to transfer 160,200sf of Floor Area Ratio (FAR) to supplement the base FAR allowed on the site. A Pre-Application Conference to discuss adding 5 residential buildings to a development project for which 8 residential buildings have already received land use approval. The 5 proposed buildings will contain between 14 and 19 dwelling units each for a total of 85 additional dwelling units. Buildings will be approximately 18,000 square feet and will be of similar size and design to the previously approved 8 buildings. A total of 47 new parking spaces are proposed in a combination of standard and mechanical spaces. No onsite loading space is provided. Northbound 30 Collaborative Approved by Design Commission (images)

Last August the Design Commission approved the Northbound 30 Collaborative, a collection of eight five-story residential buildings designed by Jones Architecture and Waechter Architecture, for local developer Noel Johnson. The development will include 145 residential units in total. The buildings will be framed with cross-laminated timber.

The Design Commission has approved two new office buildings at Oregon Square in the Lloyd District.

The Daily Journal reported on the Design Commission’s approval of two midrise office buildings* proposed for Oregon Square in the Lloyd District. Previous proposals for the site would have seen it developed with residential buildings.

The Oregonian wrote about how Portland hopes to “avoid past setbacks with ambitious affordable housing goals” for the Broadway Corridor.

The affordable housing development formerly known as Halsey 106 is to be named the The Nick Fish, after the City Commissioner who passed away at the start of the year, reports the Oregonian.

The Hollywood Star News reported on Community Development Partners and NAYA securing building permits for Mamook Tokatee, a 56 unit afforable housing development that will include units secured for Native tenants.

The Northbound 30 Collaborative will include eight five-story mass-timber apartment buildings, with a total of 144 units over the entire site.

Hotelier and former Ambassador to the European Union Gordon Sondland is selling a parcel land at 320 NE Lloyd Blvd, reports the Oregonian. The property was acquired from Metro in 2016 as part of settlement to legal action related to the Hyatt Regency at the Oregon Convention Center. A proposal in 2018 to build a music venue, commercial space and a 14-story residential tower on the site never moved forward.

Portland plans to readopt the Central City 2035 Plan—which is not currently in effect—with the same building heights in the New Chinatown / Japantown Historic District, writes Building on History.
