Community Design Standards being used for new 5700 sf mixed use building with 6, 2bd, 2ba units and 700 sf of retail/office space. Building to be 2 stories on one half aand 3 on the other Stormwater to be disposed of on site with stormwater planters.

Early Assistance has been requested by LRS Architects for phase II of the NW Natural Response / Service Center at 904 SE Division St:

Phase II. Scope of work is for a new NW Natural Response / Service Center facility not open to visitors. The project site is approximately 4.35 acres. Approximately 2.85 acres are currently being developed under Phase I (North portion of site). Phase 1 is currently under review for building permit. Approximately 1.5 acres are in the planning stages, Phase II (South portion of site). Phase II consists of a single story fleet garage and 1 story community relations storage building. Including on-site work and public street improvements for the NWN facilities, parking lot design and on-site sand filtration system for stormwater management.

Early Assistance has been requested by Works Progress Architecture for a project at 1642 NE Sandy Blvd:

Construction of a new 4-story hotel with lobby and commercial space on ground floor. Existing single story building to partially remain and new build will be constructed above and adjacent. Stormwater will be managed on site.

Early Assistance has been requested for a project at 1840 SW Main St:

Consolidate two parcels and construct a new multi-unit residential building preserving existing homes (less than 20 units).

A Pre Application Conference has been scheduled by Osterman Design to discuss a project West of 2247 NW Kearney St:

The PAE Living Building at SW 1st and Pine was recently approved by the Historic Landmarks Commission, and has now been submitted for building permit review.

Proposal is for a 77 unit apartment with retail on the ground floor.

The Pepsi Blocks Phase 1A at 2505 NE Pacific St has been submitted for a Type III Design Review by Mithun:

Phase 1A of the Planned Development for redeveloping the Pepsi Bottling Plant on NE Sandy Blvd. Includes the renovation of the existing mid-century Pepsi warehouse, one new mixed-income apartment building (218 units proposed), below-grade parking, a new publicly-accessible Plaza, and design of a multi-modal east-west connector (NE Pacific Street Woonerf). The 1500 SW Taylor Apartments have been submitted for building permit review by Leeb Architects:

Review w/ 19-178918-MT New construction 7-story apartment building. 5-story Type IIIA residential building over a 2-story Type 1A podium. The building contains 105 residential units and amenity spaces. The Podium level structure has parking for 19 cars, 2 loading spaces 71 bicycle parking spaces, a leasing office, a small retail tenant shell space and apartments.

The PAE Living Building at SW 1st and Pine has been submitted for building permit review by ZGF Architects:

Review w/ 19-158248-MT New construction of 53,646 GSF, 5-story office building in historic district. Project is utilizing elements such as cross laminated timber (CLT), composting toilets, and water filtration/reuse to achieve the Living Building Challenge (LBC) certification. Will house PAE’s Porltand office and other tenants. Includes retal spaces at the ground floor.

Early Assistance has been requested by Ankrom Moisan Architects for a project at 11505 NE Yacht Harbor Dr:

Proposal is for a 221 unit age restricted retirement housing as 5-stories Type II wood over Type 1pt deck/parking garage. Small retail space along with supporting common areas for residents placed throughout the building. The building is proposed with surface and garage parking. Total gross square foot of building is approximately 296,000 gsf. Stormwater will be flow to proposed catch basin/Peak flow storm filter to storm drain lines.

Scope of work is for a new NW Natural Response / Service Center facility not open to visitors. The project site is approximately 4.35 acres. A large portion of the site will remain undeveloped, we have assumed 1.5 acres. The project scope consists of a 3 story industrial response / service center facility, 1 story warehouse storage building, trash enclosure and canopy, fuel tank and canopy, pipe storage 3-sided shed with (3) storage garages and a spoils bins 3-sided shed. Including on-site work and public street improvements for the NWN facilities, parking lot design and bio-swale for stormwater management.

Construction of two, 3-story multi family residential buildings (12 units in one building, 9 units in the other – for a total of 21 residential units). Will meet community design standards.

The proposed project design consists of 100 Residential Apartments on seven floors. Proposal to create a sister building to the 930 SW 15th project across the street. The ground floor includes the lobby, housing units, commercial spaces, a mechanical trash area and parking for 30 cars. The second through the seventh floors includes apartments and a roof top patio and green roof. Site Area = 15,168 SF (.35 acres) The total gross square footage is 74,780. The Development will connect to existing water & storm water pipes in SW Taylor Street.
