The new Lincoln High School will be built at the west side of the campus, allowing the existing school to remain open during construction. The new school is being designed by Bora Architects.

The Lincoln High School Rebuild went in front of the Design Commission for the first time. The Daily Journal of Commerce wrote about the reception it received.*

Eater Portland reported that Bamboo Sushi offshoot QuickFish will open its third location in Heartline on August 15th.

The Oregon Harbor of Hope homeless shelter and navigation center is half a million dollars over budget, reports the Oregonian.

The Portland Housing Bureau is teaming with three other public agencies to provide more than $12 million for projects that combine housing and mental health services, writes the Portland Business Journal.

A group called the Healthy Communities Coalition is pushing for a massive number of affordable units at the Broadway Corridor, according to the Willamette Week.

Weekly Roundup: Brio Lofts, Jupiter NEXT, Pepsi Blocks, and more

The Pepsi Blocks development will include the retention of the existing mid-century building facing NE Sandy, and the addition of up to 1,000 units. The project is being designed by Mithun Architects for developer Security Properties.

The masterplan for the Pepsi Blocks on NE Sandy went in front the Design Commission for the first time last week. The Daily Journal of Commerce reported that the project was met with a generally positive reception.*

The Oregonian looked at the Brio Lofts at 177 N Failing St and the Zeal Lofts at 3139 N Williams Ave, two micro-apartment developments by the same developer Vibrant Cities, which will also include micro-restaurant space.

The Portland Mercury reported on the Housing Bureau’s plans to buy a site at 5827 NE Prescott St, which will be developed with up to 75 affordable apartment units.

As the Lotus Lotus Cardroom and Cafe gets demolished to make way for the SW 3rd & Salmon tower, the Portland Business Journal took a look at its past — and its future.

The Allan Building would rise to to a height of seven stories and include over 70,000 sq ft of occupied space.

Weekly Roundup: Jupiter Hotel Expansion, ROSE/APANO Mixed Use, Amazon HQ 2, and more

A ground breaking ceremony was held for SERA Architects’ ROSE/APANO Affordable Mixed Use Development

The Business Tribune reported on the ground breaking for the ROSE/APANO Affordable Mixed Use Development at SE 82nd & Division. The building will include 48 residential units and commercial space.

Eater Portland reported that Dig A Pony co-owners have announced a new bar inside the Jupiter Hotel Expansion.

The Oregonian looked at Portland’s proposal to Amazon for its second headquarters project. Sites identified as available for development include the Post Office Site and the Ankeny Blocks.

Taller buildings in downtown Portland were called “inevitable” in a KATU report.

The first tenants for the Field Office have been announced, reports The Oregonian. The Children’s Garden and marketing agency Adpearance will move into the development, currently under construction on NW Front Ave.

Construction is underway on the Jupiter Hotel expansion, designed by Works Progress Architecture.

The DJC wrote about construction progress* at the Multnomah County Central Courthousewhich is being built on the site of a former highway ramp.

The Oregonian wrote about the $5 million gift given to Portland State University, which will enable the Neuberger Hall Renovation to move forward.

Portland State University will receive $51 million in state bonds, writes the Portland Business Journal. The money will enable the Jasmine Block development at SW 4th & Montgomery to move forward.

2016 is the second full year Next Portland has been in operation. With development showing no signs of slowing down it’s been a busy year. We published 234 new blog posts, and our development map now has almost 800 unique projects listed (including completed and cancelled projects). Over the course of the year the site had almost 900,000 page views; up 84% over 2015.

6 of the articles that made the top 25 viewed posts were published in 2015; 2 were published in 2014. Our second most popular article from the 2015 list, about the Goat Blocks, was still the fourth most popular article of 2016 despite having been written in December 2014. Our most popular post of 2015, about the 25 tallest buildings planned in the city, remained in the list at third place, and was just beaten out in popularity by the updated 2016 list. Two pioneering Cross Laminated Timber buildings, Carbon12 and Framework, took up three places on the list.

Early Assistance has been requested by Fosler Portland Architecture for a project at SW 36th Ave & Troy St:

New Mixed Use Building on vacant sloping lot. First 2 stories office and retail top 2 stories will have 4-8 apartments.

Early Assistance has been requested by Michael Green Architecture for a project at 1053-1201 NW Naito Parkway:

New 7-18 story Apartment Building – Timber (CLT) Construction – 2 levels for parking. 3 Development plans, some affordable housing proposed.

Early Assistance has been requested for a project at 1945 NW Raleigh St:

New 4 story 18 unit apartment building.

Early Assistance has been requested by Encore Architects for a project at 1337 E Burnside St:

The project consists of a six-story approximately 200 unit apartment building with below-grade parking for approx. 118 vehicles.

A Pre-Application Conference has been scheduled by Work Progress Architecture for a project at 330 SW 10th Ave:

New 23 Story Mixed Use Building – Existing Historic Federal Exchange Building to remain on site.

A Pre-Application Conference has been scheduled by TVA Architects for a project at 820 SE Alder St:

New multi-family residential development with ground floor retail and underground parking garage. 6 stories (67′ tall) with a combo of studio, 1 and 2 bedroom living units.

A project at 1650 NW Naito Parkway has been submitted for Type III Design Review by TVA Architects:

new 17 story apartment building. 258 residential units are proposed. The first floor will have both residential and parking. There are 192 underground parking spaces. The access for the parking would be from NW Naito. Two loading spaces are proposed. The property will be divided to create a 79,700 square foot site for this development.

A project at 306 SE 8th Ave has been submitted for Type III Design Review by SERA Architects:

Demo existing building, new development of 7 story 120 unit residential apartment building with ground floor retail and underground parking. 2 modifications , bike parking width &size of parking stalls.

A foundation permit was issued for 1133 SW Market St:

STR – to include Structure, Shoring, Ground Improvements and MEP underground

A building permit was issued to Studio3 Architecture for a project at 4030 N Vancouver Ave:

New mixed use building, 5 stories with ground floor commercial use and 49 apartment units above

A building permit was issued to Works Progress Architecture for the Jupiter Hotel Expansion:

Construct new 6 story mixed use building, includes event space and restaurant, floors 3-6 are hotel rooms, no parking. Site work and stormwater management included.

City Council overturns Design Commission; Jupiter Hotel will be clad in Asphalt Shingles (images)

In a rare move, the Portland City Council has overturned a decision by the Design Commission. In April the Design Commission approved an expansion of the Jupiter Hotel, designed by Works Partnership. The new building was originally proposed to be clad in asphalt composition shingles, but the Commission insisted that the building should instead be clad in metal shingles. The approval was then appealed to City Council, who removed the condition of approval, therefore allowing the asphalt shingles as the finished material.

The new 6 story building will add 67 rooms on a site directly to the east of the existing hotel. The ground floor would include restaurant and retail spaces facing onto E Burnside, along with a lobby and reception located at the corner of the site. An upper level lounge, banquet hall and exterior garden are proposed for the second floor. Guest rooms would be located in floors 3 to 6. No new vehicular parking is proposed.

Weekly Roundup: City Club on Affordability, High Demand for Office Space, Inclusionary Zoning and more

The Overland Warehouse, one of the many existing buildings being converted into creative office space in order to the satisfy high demand for inner Portland office space.

The Oregonian reported that the City Club of Portland released a report calling for “‘action now’ and more than just ‘half-measures and business as usual'” to deal with Portland’s housing crisis. The report recommended lifting the state ban on rent control, banning no-cause evictions and creating a rental property licensing system. The research committee split over whether Portland’s single family neighborhoods should become denser: the majority said that the city should “work to overcome neighborhood skepticism about ‘missing middle housing,'”; while a minority argued that the city should re-zone the single family neighborhoods for greater density.

Portland has started work on how to implement Inclusionary Zoning, according to the Willamette Week. An expert panel has been formed that includes Vivian Satterfield of OPAL PDX, Sarah Zahn of Gerding Edlen, Margaret Tallmadge of Coalition of Communities of Color, and Eric Cress of Urban Development + Partners.

Demand for office space in Portland is at record highs, reported The Oregonian. While there are a large number of office projects planned in Portland (as previously covered by Next Portland) many of these are a year or two away from completion.

Oregon Business profiled Jan Bredack, the German founder of ‘Veganz’. The vegan grocery chain is currently looking for locations for its first Portland store, including the under construction Yard building.
