Timberview (previously known as the Glisan Tower) at 9919 NE Glisan St was submitted for a Type II Design Review by Access Architecture:

The applicant seeks Design Review approval for a proposal to build an eight-story, mixed-use affordable housing development on a site located on the corner of NE Glisan Street and NE 99th Avenue in the Gateway Plan District. The new building will have 105 dwelling units and a ground floor commercial space planned as a food hall / restaurant incubator space. The project will be located on a 10,356 SF site (after ROW dedications). The building footprint will be approximate 8,671 SF and the interior square footage excluding the basement will be approximately 72,342 SF. The building will be composed of a mass timber frame wrapped with prefabricated exterior walls clad with metal panels installed over a rainscreen. The primary structural system will utilize glulam columns and beams and cross laminated timber (CLT) floor/ceiling panels. These mass timber structural elements will be supplemented by steel brace frames. The building includes an eighth-floor community room and outdoor deck for residents. Loading will be located on the north side of the building and accessed from NE 99th Ave. Modification requests [PZC 33.825.040]:1.Reduce the loading area setback and perimeter landscaping standard to not provide the 5¿ of L4 landscaping required for loading located along the north property line (33.266.310.E, Table 266-8).Adjustment request [PZC 33.805]:¿Reduce the number of required Standard B loading stalls from 2 to 1 (33.266.310.C.2.a / 33.266.310.C.1.c). The residential levels will offer exterior balconies for each unit, and will also include a variety of amenities such as lounges, workspaces and fitness centers. Stormwater strategy is to be determined.

The proposal is for blocks 261 and 262 in the Con-Way Master plan area. The proposed development will be market rate apartments on both parcels. Block 261 will be a 5 story building with tuck under parking, and block 262 will be a 6 and 7 story building with basement parking.

Alberta Alive – 8th Ave is one of two affordable housing developments on NE Alberta St designed by Access Architecture for Community Development Partners. The 8th Ave site will include 31 units units for Veterans with wraparound services; while the Grand Ave site will include 21 units with a focus on serving families and children.

Early Assistance has been requested by Hennebery Eddy Architects for a project at 221 NE 122nd Ave:

Renovate and expand the existing vacant Safeway grocery store on this site to be a mixed-use facility serving a variety of their operational needs. The existing building is approximately 52,600 square feet. We propose expanding the footprint by about 5,000 square feet to the north, as well as adding a second story addition of approximately 16,000 square feet along the entire eastern side of the building along NE 122nd Avenue, for a total gross building area of approximately 73,000 square feet. Parking would remain in generally the same configuration as it is now, but we propose reducing the internal drive aisle in front of the building from three lanes to two. The existing loading dock on the south side of the building would remain. Reconstructed or new impervious area would be treated by stormwater planters within the landscape prior to discharge into existing drywells. The existing building will undergo a complete interior renovation and seismic upgrade, and exterior improvements will include new cladding, new glazing, and a new roof with photovoltaic panels and skylights.

Parking would be provided on the lower level of the podium building replacing the existing surface parking and new surface parking around the 3 story apartment buildings. The project is a building for a vet clinic. The proposed building footprint is 8,200 square feet and a second story is being considered for a total of approximately 16,000 square feet.
