On site stormwater management will be planters and drywells. Applicants will explore a minor height adjustment of approx. 6ft over the allowed 45 ft.

Early Assistance has been requested by MFA Architecture & Planning for a project at 8308 SE 13th Ave:

Proposed project includes removing an existing two-story building and developing a new 28,000 SF four-story 19 unit apartment building with retail and office space on ground floor. The building will provide setbacks from the south and east
property lines with a required buffer on the east property line.

The Lloyd East Anchor Remodel has been submitted for building permit review by LDA Design Group:

Renovate former Sears building. The lower levels will be for retail and office use while the upper level is being expanded by 76,000 sf for a 14 screen movie theater. A new mall entry will be added to the Eastern side of the mall to provide a connection to the exterior and a new theater lobby entry will be located at the corner of the existing parking structure to provide vertical circulation to the mall and theater.

A project at 9833 N Portsmouth Ave has been submitted for building permit review:

Construct new two story office building to include main level; rec room, restroom, with covered concrete porch on NE area of building, second floor to include two offices and restroom with covered porch on NE area of building

A building permit was issued to Steelhead Architecture for a project at 6112 SE Foster Rd:

Future code? A master plan for redeveloping the existing +/-5.16 acre Pepsi Bottling Plant on Sandy Blvd into market-rate and affordable housing, offices, retail/restaurant spaces, open space and associated parking. The project will use the Planned Development Bonus for additional height and bonus FAR and will include publicly-accessible open space.

Landmarks Commission discusses New Omni (images)

The New Omni tower has returned in front of the Historic Landmarks Commission for a second Design Advice Request hearing. The 13 story building by Ankrom Moisan Architects would include 135 residential units, over ground floor retail and mechanical parking. The project is being developed by Chad Rennaker’s Palindrome Communities. Rennaker is also behind the adjacent PINTS brewery.

Should the project move forward it could be the first Central City building to be build with inclusionary housing units, with 10% of the units affordable to those earning 60% of Area Median Family Income or less.

Design Advice has been requested by SRG Partnership for the Jasmine Block development at 401 SW Harrison St:

Current code – New 3/4 block seven to nine story building housing PSU, OHSU, PCC, and the City of Portland. All runoff will be directed to a water quality flow-through planter which will discharge to the public storm-only sewer main.

The Vivian – KEX Portland at 110 NE Martin Luther King Jr Blvd has been submitted for Type II Design Review:

Historic Landmark – Change the use of the 2nd and 3rd floors of the existing building from apartments to hotel/hostel guest rooms. The ground floor use will be a gastropub. Proposal includes the addition of a new covered, unenclosed outdoor seating and an enclosed bar. The existing stair, new stair, and the elevator will be extended to the rooftop. A green roof will be installed. All new rooftop equipment will be installed away from the west and south street frontages and will be set back from the exterior walls. Exterior work proposed includes (but is not limited to): Masonry work: repoint and clean deteriorated portions. The existing metal cornice will remain. Windows: Installation of new aluminum-clad wood windows at the primary street-facing elevations. Remove the stucco panel cladding currently in front of the transom windows and restore the wood transom frames and sash. Ground floor entrances: Installation of new full glass light wood doors and install in aluminum storefront frame to match proposed ground floor storefront (maintaining the existing transoms above the doors where original).
