The post about 5 MLK’s first Design Advice Request hearing was Next Portland’s most popular post of the year. [See this follow up post for the most recent images of the project.]

2016 is the second full year Next Portland has been in operation. With development showing no signs of slowing down it’s been a busy year. We published 234 new blog posts, and our development map now has almost 800 unique projects listed (including completed and cancelled projects). Over the course of the year the site had almost 900,000 page views; up 84% over 2015.

6 of the articles that made the top 25 viewed posts were published in 2015; 2 were published in 2014. Our second most popular article from the 2015 list, about the Goat Blocks, was still the fourth most popular article of 2016 despite having been written in December 2014. Our most popular post of 2015, about the 25 tallest buildings planned in the city, remained in the list at third place, and was just beaten out in popularity by the updated 2016 list. Two pioneering Cross Laminated Timber buildings, Carbon12 and Framework, took up three places on the list.

A foundation permit was issued to Bora Architects for the Block 20 condominium tower:

Block 20 – Foundation permit for 21 story condo tower – This permit includes piles, pile caps, below grade utilities and slab on grade.

Design Commission approves Block 20 condominium tower (images)

The Design Commission has approved a 21 story tower, designed by Bora Architects for Hoyt Street Properties. The 246′ tall Block 20 tower will include 143 residential units, offered for sale as condominium units. Flex retail / office spaces will be located at the ground level, facing NW 11th, Pettygrove and 12th. 168 car parking spaces and 229 bike parking spaces will be provided.

Block 20 is the first condominium tower to go in front of the Design Commission for almost a full three years. The most recent major condominium project in Portland prior to Block 20 was the Cosmopolitan on the Park, by the same developer and architect. The Cosmopolitan was approved by the Design Commission in July 2013, and was recently completed.

Bora Architects and Hoyt Street Properties have gone before the Design Commission with proposals for a 21 story tower. The 246′ tall Block 20 tower will include 149 residential units, offered for sale as condominium units. Two small retail spaces are proposed at the corner of NW 12th Ave and Pettygrove Street. 192 car parking spaces and 224 bike parking spaces will be provided.

Focus: Portland’s Tallest Planned Buildings (2016)

It is just over a year since Next Portland last did a roundup of the tallest buildings planned or under construction in Portland. At that time, we counted 25 buildings over 100′ in height planned. Today we count 40. Given the length of time it takes to complete a high rise building, many of the buildings on the 2016 were also on the 2015 list. Four buildings are no longer on the list this year, due to having been completed: Block 17, Pearl West, the Aster Tower and Park Avenue West. Seven buildings that were still in the design phase last year are now under construction. No building on last year’s list is known to have been cancelled.

A building permit was issued to HC Architecture for The Porter Hotel:

new 16-story, 299 guestroom hotel includes first floor full service restaurant, market cafe; second floor 5,000 sf meeting room with outdoor terrace; rooftop restaurant and covered terrace. One level below grade with shoring includes gym facilities, locker rooms, pool and back of house activities.

The Portland Business Journal took a first look at the 6 story office building planned by Menashie Properties for a site at 1139 SW Morrison. The building is being designed by Design Department and LRS Architects.

Construction is underway on the PSU School of Business Administration.  The Daily Journal of Commerce published photos of the work underway.

The Oregonian published 5 takeaways from Portland’s plan for next 20 years of growth.

Portland Architecture interviewed the architects and developer behind the development at 3rd and Taylor, which threatens the Ancient Order of United Workmen Temple and the Hotel Albion.

The Oregonian reported on the new 20 story condo tower planned for Block 20 of the Hoyt Street Yards in the Pearl. The building would have 150 residential units and 190 parking spaces.

The James Beard Public Market is set to close on the deal to acquire the land at the west end of the Morrison Bridge, according to The Oregonian. The current schedule envisions the market opening to the public in 2020.

Design work has begun on the Grant High School Modernization, one of the projects funded as part of the $482 million bond passed in 2012. Grant Magazine published the first conceptual drawings of what the rebuilt school will look like.

The Portland Chronicle published images of The Truman apartments at SE 44th and Hawthorne. Construction on the 30 unit building is due to begin in early 2016.

Jones Architecture have submitted a renovation of the Fisk Tire Company Building at 1236 NW Flanders St for Historic Resource Review:

Changes include a new loading dock, replacment of all existing window panels, new stroefront entrance doors, new roofing on existing entry canopy, new ada lift and new exterior lighting. Loading dock replacment and expansion will be in the ROW

LRS Architects have submitted a renovation of the Towne Storage Building at 17 SE 3rd Ave for Historic Resource Review:

A building permit is under review for a project at 5606 N Greeley Ave:

A building permit was issued to Design Department Architecture for the conversion of a building at 930 SE Sandy Blvd:
