Metro Reports: 3000 Powell, Central Lofts, Willamette Blocks, and more

The Willamette Blocks is a four building development in South Waterfront, designed by architects Hensley Lamkin Rachel for developer Alamo Manhattan. The northern two buildings, between S Lane and S Abernethy, have been submitted for building permit review.

3000 Powell has been submitted for a Type III Design Review by Holst Architecture:

3000 Powell is a proposed affordable multi-family dwelling structure with approximately 206 units and 28 parking spaces. Additionally the project proposes a new multi-use path connecting SE 30th
Ave. through the site to SE 31st Ave.

A project with two buildings at NW 25th and Vaughn has been submitted for building permit review by Milbrandt Architects:

Con-way Block 290 at 2050 NW Raleigh St has been submitted for building permit review by LRS Architects:

A project 1325 SW Gibbs St has been submitted for building permit review by Steelhead Architecture:

A building permit was issued to Jones Architecture for the Central Lofts at 7373 N Philadelphia Ave:

New 4 story mixed use building with 30 units, attached trash enclosure, includes associated site work with interlocking stairs.

Blocks 41 and 42 of the Willamette Blocks at 3510 S Bond Ave have been submitted for building permit review:

ALAMO MANHATTAN – BLOCK 41 – New 23 story, mixed-use building with four levels of above-grade parking and one level below-grade parking, commercial space on the ground floor, and 340 residential dwelling units; includes associated site work *** w/20-205976-MT ***

A building permit was issued to Studio 3 Architecture for a project at 1550 N Buffalo St (previously 7156 N Greenwich Ave):

New 3 story, 18 units multifamily apartment building with associated site works. Trash enclosure attached to building.

A building permit was issued to Doug Circosta Architect for Findley Commons at 3440 SE 54th Ave:

FINDLEY COMMONS – New construction of 20 apartment units + 15 group living units in one (1) three-story building. Amenities include bike parking, common rooms, and laundry room. ** review with 20-173188-CO for Trash Enclosure. ***no Mechanical Permit/Mechanical Systems Review with this submittal Septic Decommissioning Required. Call for Inspection 842.

A building permit was issued for a project at 4928 NE 29th Ave (previously 2904 NE Alberta St):

Construct 2 story new shell building and associated site work.

The Willamette Blocks proposal has been submitted for a Type III Design Review. The project would include two high rise towers on the blocks facing the river and two mid rise buildings on the inland blocks.

Early Assistance has been requested for a project at 3218 N Borthwick Ave:

New 3-unit, 3-story + roof deck wood frame residential building. This project will mee community design standards to allow for additional density.

Early Assistance has been requested by Mentrum Architecture for a project at 1463 NE Killingsworth St:

Build two 3-story 19-unit mixed use buildings in two phases on site that includes two taxlots. First structure would be built on R229093 and the second on R229094 (after existing structure demolition). Plan is to install Stormtech system in required building setback..

Early Assistance has been requested by Leeb Architects for the YMCA Foster project at 6036 SE Foster Rd:

Amend (or update) previously-approved Planned Development and Conditional Use approval (see LU 16-179844 PD CU). The proposal is similar to what was approved, but it will be 100% affordable dwelling units and woulld increase the number of dwelling units from 54 to 90.

The Willamette Blocks at SW Bond and Lane have been submitted for a Type III Design Review by Hensley Lamkin Rachel Architects and Alamo Manhattan:

Project including four separate mixed-use multifamily structures with approximately 1,200 multifamily units, ground floor retail and parking uses. Blocks 41 & 44 (along the river) will be high rises and Blocks 42 & 45 (along Bond) will be mid-rises. The project will also include greenway improvements and infrastructure.

A project at 1535 NE 41st Ave has been submitted for building permit review by Allusa Architecture:

New 3 story, 19 unit apartment building and associated siteworks. Trash inside the building. Includes 5 units on ground floor and 7 units on 2nd and 3rd floor.

A project at 4128 NE Martin Luther King Jr Blvd has been submitted for building permit review by Fosler Portland Architecture:

Construct new 3-story, 19-unit apartment building over existing excavated basement. Construct new footing/foundation walls. ***mechanical, electrical and plumbing permits to be obtained separately***

A building permit was issued for the Eastside Innovation Hub at 808 SE Alder:

Full building renovation, change of use and occupancy; addition of 3rd story. Full seismic upgrade.

A building permit was issued for a project at 7448 N St Louis Ave:

New 12 unit 3 story apartments, on parcel 1 (east) of 18-174737-FP, includes associated site work ***mechanical separate permit*** see 19-159285-CO for identical bldg on adjacent lot

The Landing at Macadam Receives Design Advice (images)

Design Advice has been offered for the Landing at Macadam, a four block development proposal in South Waterfront. The project, being designed by HLR Architects for Alamo Manhattan, would include 1,079 residential units, 926 vehicular parking spaces and 27,259 sq ft of retail.

The development would be subject to the city’s inclusionary housing rules, which require the provision of affordable housing or the payment of a fee-in-lieu.

A building permit is under review for Alamo Manhattan and Hensley Lamkin Rachel Architects’ South Waterfront Block 40.

A building permit was issued to William Wilson Architects for a project at 1640 NW Irving St:

new 3 story, 9 unit apartment building with interior garbage room, includes associated site work

Under Construction in South Waterfront: the Ella (images)

Construction is underway on the Ella, a 199 unit apartment building by Texas based developer Alamo Manhattan. The design of the project on South Waterfront Block 43 is by Texas based Hensley Lamkin Rachel Inc, with assistance from local architects SERA. An underground garage, accessed from SW Abernethy St, will provide parking for 196 vehicles. The building will have one retail space, a 1,470 sq ft unit at the corner of SW Moody Ave and SW Abernethy St. Ground floor amenity spaces for the residents have been designed so that they can potentially be converted to retail in the future.
