This week Next Portland had its fifth birthday. Since November 2014 we have published over a thousand posts, many of which are about projects that are now complete or under construction. Today, we wanted to look back at some of the unbuilt projects we’ve written about over the years.

A building permit was issued to Fieldwork Design & Architecture for a four story heavy timber office building at 3720 N Vancouver Ave.

Early Assistance has been requested by Brett Schulz Architect for a project at 308 NE Dekum St:

New construction of a 4-level apartment buiding with (13) 1-bed units and (27) studio units on an approximately 100’x72′ lot. Proposed stormwater disposal method will be drywells under the courtyard. The applicant intends to meet community design standards.

Early Assistance has been requested for a project at 208 SE 148th Ave:

Multi-family development with approximately 150 dwellings units. Proposed stormwater disposal methods not yet identified.

A Pre-Application Conference has been scheduled to discuss a project at 2610 SE Hawthorne Blvd:

A Pre-Application Conference to discuss options for additional development on the site of Holman’s Funeral Home. The site and buildings are designated as a Historic Landmark. There are two options proposed: relocating the building to another portion of the site and then developing the rest of the site or leaving the building where it is and developing around it. The applicant would like to discuss the possibility of a Zoning Map Amendment from the existing zoning (CM1 and CM2) to CM3. These are all Mixed Commercial zones that allow both commercial and residential development.

A Pre-Application Conference has been scheduled to discuss a project at 9919 NE Glisan St:

A Pre-Application Conference to discuss an 8-story apartment building with 98-162 residential units. The height of the building is 89 feet. The building footprint is 9,969 square feet. The ground floor will include a lobby, bicycle storage, a 1,000 square foot commercial tenant space, mechnical rooms, trash room, elevator, stair towers and residential units. The eighth floor will include a roof deck. No off street parking or loading space is proposed.

New mixed use apartment with 19 units, with shell retail tenant space, trash room, bike room, community space and one apartment on ground floor, six units each on floors 2-4 ***mechanical separate***

The VC Fargo at 25 N Fargo St has been submitted for building permit review by Jackson Main Architecture:

New seven story, mixed-use building, apartments on upper 4 levels, groudn level includes commercial, parking garage (car stacker), storage, and common ares. ***mechanical to be separate***

A project at 7336 N Greenwich Ave has been submitted for building permit review:

New 3 story – 16 units apartment building with associated site works. Trash enclosre inside. Demo for existing house to be pulled separately.

A project with two buildings at 5625 NE Glisan St has been submitted for building permit review:

New 3 story, 12 unit apartment building with associated site work and covered bike storage area

A building permit was issued to Holst Architecture for Halsey 106 at 10550 NE Halsey St:

6-story, mixed-use development fronting NE Halsey St and the existing Gateway Discovery Park consisting of 40 units of affordable housing and 35 units of market ratehousing.

A building permit was issued for a project at 6263 N Cecelia St:

New construction of 4 story, 21 unit apartment building 20,083sf, interior trash room, DFS for fire sprinklers and bolt on balcony with integrated guardrail

A building permit was issued to Fieldwork Design & Architecture for a project at 3720 N Vancouver Ave (previously 121 N Beech St):

New 4 story mixed use building; shell only with ground floor retail; associated site work ***mechanical to be obtained separately***

Metro Reports: Zeal Lofts, Glass Lab, Fernhill Crossing, and more

The Zeal Lofts on N Williams (currently addressed as N Vancouver) will include 205 micro units. The project is being designed by Jackson Main Architecture for developer Vibrant Cities.

Demo existing restaurant and replace with a new 2100 sq ft single story building for a new restaurant. Parking, exterior terrace, landscape, and stormwater facilities, and sidewalk improvements are included in the scope of work.

Con-way Blocks 292W and 291W at 1417 NW 20th Ave have been submitted for a Type III Design Review by SERA Architects:

Construct two 6-story market-rate apartment buildings with ground floor retail and basement parking. Modifications requested to bike parking width and vehicle stall size.

A project at 1727 NW Hoyt St has been submitted for Type III Historic Resource Review by Carleton Hart Architects:

100-day-review-timeline. Construct two new buildings and renovate existing building which is a contributing resource in the Alphabet Historic District. A total of 148 affordable housing units across the three buildings.

Glass Lab at 1805 SE Martin Luther King Jr Blvd has been submitted for building permit review:

Change of occupancy from M to B. A project at 1475 SE 100th Ave has been submitted for building permit review by CB|Two Architects:

Addition to existing skilled nursing facility including 18 new beds. See 18-103623-LU.

A project at 4242 SE Milwaukie Ave has been re-submitted for building permit review:

A project at 25 N Fargo St has been submitted for Type II Design Review by Jackson Main Architecture:

New construction of seven story mixed use building with 101 dwelling units. Incentive zone with affordable units and parking provided though none is required.

A project at 3240 N Williams Ave has been submitted for Type II Design Review by Evident Architecture Office:

New mixed-use, 4 story building. 12 residential units over ground floor retail and parking.

A project at 9648 NE Couch St has been submitted for Type III Design Review by Works Progress Architecture:

Work includes construction of one new residential mixed-use building including 54 residential rental units, ground floor retail, and at grade parking. Building to be 5-stories of wood frame construction over a 1-story concrete podium. Residential units are a mix of studios, one-bedrooms, and two-bedrooms.

A project at 206 NE Sacramento St has been submitted for Type II Historic Resource Review:

Proposal is for a 10-unit multi-family development in the R2 zone. Existing historic dwelling to be removed. Amenity bonuses are proposed to increase density from 7 units to 10 units.

Design Advice has been requested by SRG Partnership for the Jasmine Block development at 401 SW Harrison St:

Current code – New 3/4 block seven to nine story building housing PSU, OHSU, PCC, and the City of Portland. All runoff will be directed to a water quality flow-through planter which will discharge to the public storm-only sewer main.

The Vivian – KEX Portland at 110 NE Martin Luther King Jr Blvd has been submitted for Type II Design Review:

Historic Landmark – Change the use of the 2nd and 3rd floors of the existing building from apartments to hotel/hostel guest rooms. The ground floor use will be a gastropub. Proposal includes the addition of a new covered, unenclosed outdoor seating and an enclosed bar. The existing stair, new stair, and the elevator will be extended to the rooftop. A green roof will be installed. All new rooftop equipment will be installed away from the west and south street frontages and will be set back from the exterior walls. Exterior work proposed includes (but is not limited to): Masonry work: repoint and clean deteriorated portions. The existing metal cornice will remain. Windows: Installation of new aluminum-clad wood windows at the primary street-facing elevations. Groundfloor storefront cladding: Installation of aluminum profiles and panel trim configuration at the storefront, low wall, and columns to match the historic conditions. Remove the stucco panel cladding currently in front of the transom windows and restore the wood transom frames and sash. Installation of new insulated glass panels in the existing sash to meet current energy code. Ground floor entrances: Installation of new full glass light wood doors and install in aluminum storefront frame to match proposed ground floor storefront (maintaining the existing transoms above the doors where original). Replacement of existing fascia with new to match existing. Changes to entrances. Installation of new metal and glass awnings.

A project at 3185 N Vancouver Ave has been submitted for Type II Design Review by Jackson Main Architecture:

New 91000 sf, 6 story mixed used building.The residential use in the building is a Group Living use. There are 240 residential living areas proposed. There will be shared kitchens on each floor. Fifty-six parking spaces are proposed. The parking is accessed from NE Monroe Street. Three commerical tenant spaces are proposed on the ground floor.

Sideyard at project at 318 NE Couch St has been submitted for Type II Design Review by Skylab Architecture:

The site is located between NE 3rd Ave and NE Couch St. The proposal is for a mix of commercial retail and office core and shell building. No parking is required as five current bus lines and one streetcar stop are within 500 ft of the site. New construction will have five stories on one side and four stories on opposite side.
