The Design Commission has approved Derby NW by Kōz Development, a new seven story mixed use building. The building will contain 128 residential units, 20% of which will be affordable to those earning less than 60% of area median family income. At the ground floor the building will include a retail space at the corner of NW 16th & Marshall, as well as the lobby/amenity area and 12 of the residential units. Long term bicycle parking for at least 150 bicycles will be provided. No vehicular parking is proposed.

The Design Commission has approved a mixed use building by SERA Architects at NW 17th and Kearney. The 6 story building for Holland Partner Group will contain 124 apartments (including 9 ground floor units), with 3,200 sq ft of retail space at the ground level. 68 parking stalls are proposed in one level of below grade parking, while long term storage for 139 bicycles will be provided. At the 6th floor a club room and roof terrace deck is proposed. Under the terms of a property tax exemption approved by the City Council in August, 20% of the project’s unit will be affordable to those earning less than 80 percent of area median family income.

NW Flanders Co-Housing goes before Landmarks Commission (images)

A proposed co-housing development in Northwest Portland has gone before the Historic Landmarks Commission to receive Design Advice. The project design is by Works Progress Architecture (until recently known as Works Partnership), and would include 21 dwelling units at the upper levels, with common amenity spaces for the building’s residents at the ground floor.

Under Construction: NW 21st & Irving Apartments (Images)

Construction has started on the NW 21st & Irving Apartments, a 4-story mixed use building by Emerick Architects for Urban Development Partners. Plans call for 57 residential units over 10,722 sq. feet of ground-floor commercial space. Being situated in the historic Alphabet District of Northwest Portland, the development required a review by the Historic Landmarks Commission.

Under Construction: The Field Office (images)

Construction has started the Field Office, a pair of 6 story office buildings planned for Northwest Portland. The two building development by Hacker architects for developer Project^ will total 304,530 sq ft,  including 7,086 sq ft of ground floor retail space. Landscaping by Lango Hansen will feature prominently in the design, with carve outs at the upper level of the building that create “high parks”. Parking for 355 cars will be provided in a below grade parking garage spanning beneath both buildings. 270 of the spaces will be provided in a mechanized parking system. 96 bike parking spaces will be provided, with adjacent locker rooms.

Construction is well underway on an expansion of the NW Portland International Hostel and Guest House, designed by SERA Architects. The five story building will include 15 dorm rooms, 6 private rooms, and one private residential unit on the top floor for onsite management. Proposed ground floor program includes the lobby and reception; a public cafe; and a kitchen and dining area for the use of guests.

North18 returns in front of Design Commission as 11 story tower (images)

North18 has returned in front of the Design Commission, in the form of an 11 story bar tower. The building by YBA Architects previously received Design Advice in January of this year, at which time it consisted of a 6 story building with townhome units at the ground level. As now proposed the 119’-10” tall building would include 168 residential units above ground floor retail. Two levels of underground parking are planned, which allows the building to exceed the 75′ height limit that would otherwise exist on the site.

Under Construction: Blocks 294E and 295E (images)

Construction is underway on Blocks 294E and 295E at the north end of the Northwest District. The buildings by GBD Architects and Jones Architecture respectively, for developer Cairn Pacific, will include 385 residential apartment units and nearly 20,000 sq ft of ground level retail space. An underground garage stretching below both blocks will include 600 car parking spaces. Half of the parking spaces are a replacement for existing XPO Logistics (formerly Con-way) employee parking. Parking for 553 bikes will be provided.
