DAR for a new 30-story, multi-family high-rise development on the former Riverplace Athletic Club site, part of Phase 1/ Block 1 of the overall 8-acre site of the recently approved RiverPlace Central City Masterplan CCMS, located in the University District/ S. The Phase 1/Block 1 development preserves all existing housing in the Douglas Apartments and townhouse portions of the site.This proposal for the southern parcel of Block 1 will provide 329 dwelling units. DESGIN HEARING – Applicant is seeking Design Review approval for a new 30-story multi-family residential tower on former Riverplace Athletic Club (RAC) site. This development will be a Phase 1 of the in-process CCMP for the entire Riverplace site (LU 21-053731). This proposal will include approximately 325 residential units with parking provided by utilizing unused existing spaces in the adjacent Douglas Apartments garage. 16,610 square feet of new public open area will also be provided in two locations, in the middle of Block 1 and at the southern end of Block 1. Project consisting of a new +/-11-story hotel with partial basement on a quarter-block site. The new structure will replace an existing 1-story commercial building. The hotel will contain 150-160 guest rooms with 85,000-90,000 square feet. Loading access is planned along NW Hoyt Street, with a single interior loading bay. No off-street parking is proposed. Ground floor program includes hotel lobby, restaurant, lounge, kitchen, offices, restrooms, mechanical rooms and bike storage. Floors 2-11 will be primarily guest rooms with limited amenity spaces such as fitness room, board room and a roof terrace with bar. Construction of a new 8 story office building. The building has 130,000 square feet of floor area with a height of 98’6″. Below grade parking with 39 stalls is proposed with access from SE Pine Street. Loading zone provided w/ separate entry off of SE Pine St. Stormwater will be managed on-site via eco-roof and drywells, if required. Alternate 6-story option also provided. This site is non-contributing.

Early Assistance has been requested by LRS Architects for a a project at 2445 SE 8th Ave:

New 4-story, 80,000 sf industrial office building with penthouse. Included is planned multi-tenant industrial office and manufacturing space as well as the maximum allowable retail and traditional office space. The project will also contain on-site parking.

Building permits were issued for the PDX Parking Additions and Consolidated Rental Car Facility:
