LOCA @ the Goat Blocks (images)

The first construction permits have been approved for LOCA @ the Goat Blocks, a mixed use development in the Central Eastside.  The project, by developer Killian Pacific and architects Ankrom Moisan, is planned for a vacant site most recently occupied by a herd of goats. The name “LOCA”, according to an article in the Portland Tribune, is “a multiple pun on location, locavore, and crazy.”

The project includes 97,000 square feet of retail space and 247 apartments. The retail portion will be anchored by a hardware store and a grocery store, whose tenants have yet to be announced. 139 vehicular parking spaces will be provided for residents, and 246 for the retail uses. 43 short term and 510 long term bicycle parking spaces will be provided.

27th & Ankeny (images)

Construction has been underway since August on a new apartment building at SE 27th & Ankeny. The 5 story building will include 50 residential units, with 11 car parking spaces at the ground floor. Each apartment will have a dedicated bicycle space, and 18 common use bicycle spaces will be provided in a secure room at the ground floor. As with the 19th & Morrison and 39th & Tillamook projects, the building design is by Myhre Group Architects for developer UDG.

Lower Burnside Lofts under construction (images)

Vallaster Corl‘s Lower Burnside Lofts are currently under construction at SE 10th & Ankeny. The 6 story building, developed by Urban Asset Advisors, will include 62 apartments and 3 retail spaces. Located along the SE Ankeny bikeway, the project includes 102 long bicycle spaces. 18 car parking spaces are also provided. Outdoor areas are provided at the 2nd and 6th floors.

St Francis Park Apartments (images)

The St Francis Park Apartments at SE 11th & Stark are set to have their first Design Advice hearing on December 11th. The project by MWA Architects for the Catholic Charities of Oregon will include 102 units of affordable housing. According to a story in the Oregonian, 10 units would be reserved for people earning less than 30 percent of the median income. 25 units would be reserved for women transitioning out of homelessness or abusive homes.  A community room for the residents and neighborhood will be provided at the southwest corner.

Langano Apartments

The Langano Apartments, a project by Works Partnership Architecture, are under construction at 1445 SE Hawthorne Blvd. A building permit was issued in August for a new four story, 30 unit apartment building with retail space on the ground floor. The project replaces Jarra’s Ethiopian Restaurant and the Langano Lounge, which closed in May. The restaurant’s owners, Petros Jarra and Ainalem Sultessa, retain ownership of the development.

Works Partnership have scheduled a Pre-Application Conference [PDF] with the Bureau of Development Services to discuss the following proposal:

Pre-Application Conference to discuss a Type III Design Review for a new 4-story commercial building (existing building will be demolished). The new building will include parking and a roof deck.

The site is at the intersection of SE Stark and Sandy. It is currently occupied by a single story office building, with associated surface parking.
