Early Assistance has been requested by Edge Development for a project at 1139 SW Gibbs St:

New 12-unit, 3-story multi-family residential building. No on-site parking proposed.

A building permit was issued for a project at 110 SE Main St:

Renovate one story warehouse: change of occupancy, 133 SF addition, 41-BPOE seismic upgrade, full buildout of 3 tenant spaces to include 3 kitchens, break rooms, locker rooms, toilet rooms w/ showers, complete reroof; infill SE loading dock. Demo 36′ x 41′ area of roof for new courtyard; new openings in (E) walls; new stairs, new windows & doors; 133 sf trash room addition. Demo: SE loading dock/ramp; sidewalk planters, stairs; (e) toilet rooms; east overhead doors; (E) non-bearing partitions.

Early Assistance has been requested by Base Design & Architecture for a project at 1840 SW Main St:

New 4-story mixed-use, modular building with potential parking below grade, retail and shared functions at grade level, office space at the second level and residential uses on the third and fourth levels. Two options have been provided: Option 1 with below grade parking and modification of Oriel window standards. Option 2 has no on-site parking or application of the oriel window standard.

Early Assistance has been requested by LRS Architects for a project at 836 NE 24th Ave:

New 4 story, quarter-block 30,000 sf mixed-use office building and core-and-shell development intended to contain warehouse and freight movement, wholesale sales, and manufacturing and production space for medical equipment. Development intent is to demo existing NW quarter-block structures to allow for new construction and to consolidate all NW quarter-block properties. Both the NE quarter-block and south block properties would maintain access but remain adjacent properties. New development intends to provide roof decks on upper levels.

Early Assistance has been requested by Ink:Built Architecture for a project at 8914 SE Ellis St:

New 3-5 story apartment building, with either 19 units proposed (not affordable housing) or 33 units proposed (affordable housing), no parking proposed.

A project at SE 2nd and Ash has been submitted for a Type II Adjustment Review by GBD Architects:

The proposed project is a 83,045 gross sf building (with less than 59,576 sf of industrial office, 5,000 sf of traditional office, ground floor retail and structured parking). The building has a day lit basement level and first floor of concrete, with 5 levels of Type 3-A heavy timber above. Stormwater will be collected on the roof of the building and treated in flow through stormwater planters on the third level. Adjustment requested for the loading requirement.

The Multnomah County project at 333 SW Park Ave has been submitted for a Type III Design Review by Carleton Hart Architecture:

Accessibility upgrades, expansion of ground floor storefront, window replacement, roof leveling and membrane replacement, and eco-roof installation. New vertical circulation systems are also proposed which will bring the building up to current egress codes. North of the existing building, the current surface parking lot will be converted into a private plaza. This will include bicycle parking, a trash and recycling area, stormwater planters, paved recreation area, and covered seating.

Weekly Roundup: Workshop Blocks, Broadway Tower, Social Distancing, and more

Beam Development is moving forward with the Workshop Blocks (formerly known as the ODOT Blocks), reports the Daily Journal of Commerce. Last week the board of Prosper Portland, who own the site, voted to authorize a 99-year ground lease*. Beam plans to build 100,000 sq ft of industrial office space on Block A, which will be first of three buildings planned.

The Business Tribune reported on how construction workers are grappling with social distancing.

Portland Architecture spoke to Emerick Architects, who recently celebrated 20 years in practice.

The office portion of the Broadway Tower was sold by its developer, BPM Real Estate, reports the Business Tribune.

Large Division at 11518 SE Division St has been submitted for a Type II Adjustment Review by Ankrom Moisan Architects:

Mixed use building with 138 units of affordable housing, serving households at 30% and 60% Area Median Income (“AMI”). The project will consist of studios, one-, two-, and three-bedroom units ranging in size from 416 sf to 1,028 sf. Adjustment requested to vehicular access through a setback (33.130.215.B.1.b)

A building permit was issued to TVA Architects for the NW 13th and Johnson Apartments at 1315 NW Johnson St:

7 story, 38,198 sq. ft. Multi-family mixed use, first floor retail shell, 2-7 floors 58 unit apartments and associated site work. With permit # 18-244052-MT

A building permit was issued to ZGF Architects for the PAE Living Building at 151 SW 1st Ave:

Review w/ 19-158248-MT New construction of 53,646 GSF, 5-story office building in historic district. Project is utilizing elements such as cross laminated timber (CLT), composting toilets, and water filtration/reuse to achieve the Living Building Challenge (LBC) certification. Will house PAE’s Portland office and other tenants. Includes retail spaces at the ground floor.

An Excavation and Shoring permit was issued to NBBJ for the OHSU Hospital Expansion at 3181 SW Sam Jackson Park Rd:

EXC -01 – Site excavation and shoring in preparation for the new hospital expansion.

Weekly Roundup: Hyatt Regency, Hyatt Place, Portland Building, and more

The Hyatt Regency at the Oregon Convention Center sold for $190 milion in December. It is currently closed, due to the COVID-19 crisis.

It’s been a month since we last published a ‘weekly’ roundup. The news in March was almost entirely focused on COVID-19, with few stories of the kind we normally link to published. This roundup mostly includes stories from last week, as well as a few that we missed in the previous weeks.

The Daily Journal of Commerce wrote about SERA Architects’ slightly different proposal* for 306 SE 8th. While the project was approved in 2017, the approval will expire before construction can start.

Portland Architecture visited the reconstructed Portland Building, where the interior changes are so significant that “one can hardly believe this is the same place.” A grand re-opening ceremony that was scheduled for March 19th was canceled, according to the Business Tribune.

The Hyatt Place at the Oregon Convention Center sold in December for $190 million, reports Willamette Week. Despite public investment in the project, none of the profit returned to the taxpayer.

Construction is “chugging along like it’s still 2019,” reports Willamette Week, and “some workers say that’s dangerous“.

The Northwest Examiner wrote about the Hyatt Place and Allison Residences and, in something of a new concern for the paper, wondered whether “available building sites that could have been used for permanent housing will instead be reserved for tourists and business travelers“. The paper also reported that plans for the Forest Park Entrance and Nature Center have been canceled, with only a parking lot now set to be built at the site on NW St Helens Rd.

Willamette Week looked at why so many huge self-storage complexes have cropped up in Portland.

Portland Architecture visited Tree Farm, where they found that color and whimsy enliven and ordinary office.

Design Advice has been requested for the Northwest Children’s Theater at 2135 NW 29th Ave:

Performance and education facility for Northwest Children’s Theater. One level of partially below grade parking; two levels of performance, education and administrative space above. Stormwater planters; assume no infiltration allowed due to fill.

Early Assistance has been requested by Inland Washington for a project at 7909 SE Harney St:

Inland Washington is proposing a 150 unit multi-family development in two 4-story building. The development will include surface parking, detached garages, outdoor playground and open space. Access will be from SE Harney St and SE Crystal Springs. Storm water management will be designed to comply with local requirements for the treatment of water quality and quantity. Infiltration rates are high on-site, so detention is not anticipated as part of this project.

A building permit was issued for the PDX Concourse B Redevelopment, designed by ZGF Architects.

Early Assistance has been requested by Peter Meijer Architect for alterations to the American Can Company Complex at 2127 NW 26th Ave:

Redevelopment of individual building complex that will include re-installing windows at existing openings, roof top activation, addition at west elevation, north elevation activation, roof top addition at the existing parking structure and new construction at the northwest corner.

A Pre-Application Conference has been scheduled by GBD Architects to discuss a revised proposal for Oregon Square at 729 NE Oregon St:

Phased (2) block development on a portion of the site of the existing Oregon Square block. Two commercial office buildings are being proposed on Block 90 (SW) and Block 103 (SE). The buildings are (5) stories and (6) stories respectively totaling 370,000 GSF. The blocks will sit on one level of underground parking serving both buildings.

A building permit was issued for the PDX Concourse B Redevelopment:

Reconstruction and addition (+/- 50,000 SF) to Concourse B. New construction also includes pedestrian walkway addition (+/- 10,000 SF) extending East from end of Concourse B.
