Focus: The 25 Most Popular Posts Of 2019

Block 216
For the second year in a row, a post about the Block 216 tower was the most popular post on Next Portland.

2019 was the fifth full year that Next Portland has been in operation. Over the course of the year 145 articles were published.

In contrast to 2017 and 2018, the most popular articles of the year were generally ones published this year. The lone article in the list published before 2018 was about Eleven West, which was approved in 2017 but only recently submitted for permit.

Four of the most popular post were about high rise towers: Block 216; Eleven West, Toyoko Inn; the Hyatt Place and Allison Residences; and the Holden of Pearl. Two posts in the list were about large site master plans, the Broadway Corridor and OMSI Masterplan.

A Pre-Application Conference has been scheduled by Hartshorne Plunkard Architecture to discuss a renovation and expansion to the Troy Laundry Building at 1025 SE Pine St:

The scope of exterior restoration will be determined by a visual facade assessment provided by a Historic Architect Consultant. Restoration of the existing historic window frames is anticipated and will include an energy retrofit utilizing insulated glazing units. Facade renovations will be compatible with the historic building and are anticipated to include a new canopy at the main entry, new main entry storefront system, and new carriage doors at the service entry inspired by the historic condition. The facade materials of the rooftop addition are intended to provide a clear distinction between the historic building and the new addition. The massing will be setback from the existing parapet wall to minimize site lines from the street. The interior renovation of the building will include seismic retrofits, new MEP systems, and code required Fire and Life Safety components. Site work is anticipated to include restoration of adjacent sidewalks in public right-of-way, preservation of existing street trees and stormwater management improvements.

Proposal is for a new 13 story, 330 unit multi-dwelling residential building with 169 structured residential parking spaces and 230 additional below-grade parking spaces for use by the Multnomah Athletic Club.

An addition to the Patton Home at 4619 N Michigan Ave has been submitted for a Type II Conditional Use Review:

The Patton Home for the Friendless building currently has land use status as Group Living with previous approvals for 63 residents. This proposal is to add additional units to the existing building up to a maximum of 80 and to add an on-site commercial kitchen that produces food for off-site locations. Listed as a contributing structure in the Mississippi Conservation District, historic incentive 33.445.610.C(5) allows conditional uses to be processed through a Type II procedure.

The planned extension of NW Johnson St through the former post office site will include wide sidewalks and a two-way cycle track.

The long awaited Hyatt Regency at the Oregon Convention Center opened last week, reports the Oregonian. The new hotel includes 600 guest rooms and 39,000 sq ft of meeting areas.

The Daily Journal of Commerce wrote about how NW Johnson will become the main street* of the Broadway Corridor.

The Portland Business Journal took a look inside the KEX Hotel, which brings a slice of Iceland to Portland’s Eastside.

Changes to the previously approved project at 550 SE MLK has been submitted for a Type II Design Review by GBD Architects:

Review to amend LU 17-109848 approved on 12/14/17. Application proposes changes to the courtyard at the NE quarter of the half block site. The proposal removes the tiered seating area at the south end of the site and adds an accessiible ramp with a canopy over it (connecting the adjacent Hotel Chamberlin “loading dock”) additional planters (and trees) and fixed benches for seating. Live Nation at Zidell Yards Receives Design Advice (images)

Design Advice has been offered for the Live Nation at Zidell Yards, a temporary music venue proposed in South Waterfront. The 10,000 seat outdoor amphitheater would include a performance stage, seating, a large public plaza, and a tap house. The venue would be located on the site for seven years, with the possibility of two two-year lease extensions. Design work for the project is by Hacker Architects.

Weekly Roundup: Hyatt Place, Willamette Blocks, Lents Commons, and more

The Willamette Blocks proposal went in front of the Design Commission last week, but Commissioners found it was not yet ready to approve. The project will return in front of the Commission in February.

The proposed location for valet parking at the Hyatt Place and Allison Residences could interfere with the long-awaited Flanders Bikeway, writes Willamette Week.

Work still remains* before the Willamette Blocks proposal in South Waterfront can be approved, writes the Daily Journal of Commerce.

In a sizzling real estate market, city-owned storefronts have stood vacant for nearly two years at Lents Commons, reports Willamette Week.

Portland City Council voted unanimously last week to add exemptions to the Portland Clean Energy Fund, reports the Portland Business Journal. Businesses such as general contractors will no longer be classified as retailers, subject to the voter-approved gross receipts tax.

The Oregonian looked at who paid $6.9 million for a penthouse at the Cosmopolitan on the Park.

A Pre-Permit Plan Check has been requested by Propel Studio Architecture for the Bakery Block at 5716 SE 92nd Ave:

The project consists of developing a new public plaza adjacent to the Zoiglhaus brewery in Lents. To create the space for the plaza we are proposing the demolition of the existing single-story carpet warehouse. The back of the site will include an expansion to the existing Zoiglhaus brewery, with a new glass facade to create a more transparent and aesthetically interesting backdrop for the plaza. To create the new public space we are redesigning the area that was the carpet store as well as the existing parking area to create a new urban plaza and a new private street off SE 92nd Ave. This private street will be designed as a woonerf, that will be a mulit-use area for emergency vehicles, private cars on weekdays, but then an extension of the plaza to accommodate the Lents Farmers Market and other community events. The project will include new seating, shade structures, public art, new plantings, and a water feature. The plaza design will also include stormwater management both for the surfaces of the plaza as well for the water from the roof of the extension for the brewery via bioswale and ground infiltration.

Analog PDX at 1835 N Flint Ave has been submitted for a Type III Design Review:

The proposed development is for a 7-story multi-family building with 134 residential units. The building use includes an open courtyard, lobby, gym, active residential amenity space, four townhouses, tuck under parking at grade, and 6 levels of residential units above. The at-grade amenity is a combination of lobby gathering space, shared courtyard spaace, meeting space and a gym. Additional amenity for the residents is dispersed throughout the building, with shared laundry at every-other floor and a kitchen and roof top deck located on the 7th floor. Pedestrian enterances will be located off N Flint, with private residence enterances off N Hancock St, each set back and covered to provide protection at each entry. Vehicle parking access to the site will be from N. Hancock St., along the north western edge of this site. 1 adjustment for oriel windows. 2 modifications, 1 for loading parking and bike parking.

Weekly Roundup: RiverPlace Redevelopment, Byline, Lloyd Center, and more

The latest proposal for the RiverPlace Redevelopments includes more publicly accessible open space at street level.

Plans for the RiverPlace Redevelopment continue to evolve, writes the Daily Journal of Commerce. The eight acre site could include up to six high buildings, with offices, a hotel, senior living units, apartments and condominiums.

Three years after it was approved by the Design Commission, the lender pulled the plug on the Byline development at the Lloyd Cinemas parking lot—and demanded $36 million back, reports the Oregonian.

Willamette Week wondered whether the Lloyd Center will last another Christmas. Plans for the Lloyd West Anchor Redevelopment and East Anchor Redevelopment, which would replace the former Nordstrom and Sears spaces respectively, have yet to start construction.

The December issue of the Northwest Examiner wrote about the Unicorn Bed Apartments, an apartment development designed for single mothers, and new plans for the Northwest Children’s Theater on the site where the Modera Nicolai had previously been proposed.

Willamette Week reports that City Council will this week consider an ordinance that amends the definition of “retailer” so that it no longer includes businesses such as general contractors, who would otherwise be subject to the Portland Clean Energy Community Benefits Initiative.

The Planning and Sustainability Commission is proposing that Portland’s new Citywide Design Guidelines include language that encourages buildings to provide space to “rest and be welcome”—which could be interpreted to mean sleeping and pitching tents.

The second story has walk-out terraces, and there will be balconies on the third floor, and anticipated solar panels on the upper roof. The existing building is unreinforced masonry, 1-story, manufacturing-type IIIB, non-historic building. The existing 1-story building will receive a seismic upgrade to meet Title 24.85.050.

A Pre-Application Conference has been scheduled by Trammel Crow to discuss Con-way Blocks 262 and 261 at NW 20th & Savier:

The project includes Blocks 261 & 262 of the Con-way Master Plan. the combined site area of the two blocks is 89,731.45 sf prior to any right of way improvements. The applicant is currently performing due diligence and intends to develop market rate housing o Block 262 and hotel on Block 261. The applicant seeks feedback on the process and feasibility of amending the Conway Master Plan to facilitate hotel use on Block 261. Stormwater management information will be submitted with the DR application.

A Pre-Application Conference has been scheduled to discuss a project West of 4144 SW Canby St:

Construction of a 25-unit condo-style housing planned development on the 3.41 acre lot. A private street system will serve the development with access from SW Canby St. The site contains both conservation and protection overlays, and all proposed development will remain outside of those environmental overlay areas. A private utility pump will serve the development (due to the constraints and the topographical features of the site) which will connect into the municipal sanitary system on SW Canby St.

New assisted living/memory care/cottages for the elderly around existing church facilities. Stormwater to be collected and conveyed in to existing storm system infrastructure.

A project at 8005 SE 13th Ave has been submitted for a Type II Design Review by William Kaven Architecture:

The proposed project is a new three-story, mixed-use structure located aat the intersection of SE 13th Ave and SE Nahalem St. It is comprised of two stories of residential apartments over ground floor retail, lobby, and residential units. The project site is 8003-8005 SE 13th Ave, and currently contains a single story residential structure, to be demolished. the project proposes a mix of Studio (11) and One bedroom (8) apartments for a total of 19 units. A project at 1325 SW Gibbs St has been submitted for a Type III Planned Development Review:

A planned development to construct two multi-dwelling structures to contain a total of 21 units (12 one-bedroom and 9 two-bedroom units). A partition to create an environmental tract to preserve the norther portion of the property that is in the “c” overlay.
