A CVS pharmacy at 1525 SE Grand Ave has been submitted for a Type II Design Review by Barghausen Consulting Engineers:

Construction of a new 12,450-square foot CVS/pharmacy with drive-through window and surface parking for 28 vehicles. The existing Burger King building and associated drive-through will be demolished to accommodate the proposed new improvements. The three (3) existing Sequoia trees at the southwest corner of the property will be retained on site. The project proposes to relocate one (1) left-in/left-out (LILO) driveway cut onto S.E. This project is a retail development on a contiguous city block. Leasable retail space consists of approximately 16,000 sf total. 12,500 sf of the space is designated for a specialty grocer which includes a covered (WB-67) size truck loading dock, plus (+/-) 3,700 sf space for another retail tenant. There is one (1) level of subterranean parking consisting of (97) parking stalls. The parking plan utilizes the space under the sidewalks out to the edge of the street curb above (at 6 feet below grade). The project is requesting relief from street parking on both sides of NE 16th Ave. or NE Couch Street (depending on which option is used) to allow for truck maneuvering into the loading dock. The project is requesting the removal of the left turn restriction at NE 16th Ave. and NE Sandy Blvd for westbound truck traffic to allow trucks to travel southbound on NE 16th Ave., which will minimize truck circulation through the surrounding neighborhood. The general area has added a significant number of new apartment units and lacks a local grocery store. This development will eliminate a significant number of local automobile trips on NE Sandy Blvd. and NE Couch Street for residents east of the river looking for grocery shopping. The nearest large grocer is over a mile away to the east.

Core and shell renovation of a c.1916, 1 story, 5,483 SF building. Scope of work includes seismic upgrades, building services upgrade, and new energy code compliance. The scope of exterior restoration will be determined by a visual facade assessment provided by a Historic Architect Consultant. Restoration of the existing historic window frames is anticipated and will include an energy retrofit utilizing insulated glazing units. Facade renovations will be compatible with the historic building and are anticipated to include a new canopy at the main entry, new main entry storefront system, and new carriage doors at the service entry inspired by the historic condition. Design Commission Upholds Approval of St Johns Central Lofts (images)

The Design Commission has upheld the approval of the Central Lofts, against an appeal by the St Johns Neighborhood Association. The four story building, designed by Jones Architecture for owner Farid Bolour, will include 30 residential units over ground floor retail. The building will include 37 long-term bicycle parking stalls. No vehicular parking is proposed.

South Waterfront Blocks 41 and 44 Approved (images)

The Design Commission has approved two seven story mixed use buildings proposed by developer Cairn Pacific on South Waterfront Blocks 41 and 44. The buildings, designed in partnership by Jones Architecture and GBD Architects, will together include 524 residential units. Landscape design for the development is being done by PLACE.

Renovation of Fliedner Building Approved (images)

The Design Commission has approved a major renovation of downtown’s Fliedner Building. The core and shell renovation is being designed by Jones Architecture, for building owner Singer Properties. The project will include a seismic upgrade and the insertion of a new exit stair, which will allow the currently vacant upper floors to be converted to office space. Two new landscaped roofs courts will be added at the top of the building. Exterior work will include stucco and terracotta repairs, new paint, and replacement of existing windows with new wood windows.
