Early Assistance has been requested by Mahlum Architects for a project at 2828 NE Alberta St:

Proposal for a 3-4 story, 25,000 to 35,000sf building. The building will be primarily business occupancy. Project is in early design phase, requesting early assistance to review requirements for parking and loading on the site. Stormwater is anticipated to be managed onsite. 

YBP Ankeny at 1122 SE Ankeny St has been submitted for a Type III Design Review:

DZ HEARING – The applicant requests Design Review for a new 4-5 story building on the L-shaped property at 1122 SE Ankeny in the Central Eastside subdistrict of Central City. The building will be comprised of 41 pre-fabricated units, include bike and laundry rooms and a lobby. The proposed exterior cladding is fiber cement panel and plank siding. The following Adjustments are requested:1.Loading (33.266.310) ¿ To not provide one required Type B loading space on-site.2.Ground Floor Windows (33.510.220) ¿ To provide public art in-lieu of some of the ground floor windows required along the SE Ankeny and 12th. Conditional Use review for development of a 2-story, 52-bed Group Living use (Residential Care Facility known as Miracle Heights) in the R10 zoning district. The proposal also includes 17 parking spaces.

The Willamette Blocks is a four building development in South Waterfront, designed by architects Hensley Lamkin Rachel for developer Alamo Manhattan. The northern two buildings, between S Lane and S Abernethy, have been submitted for building permit review.

Metro Reports: Dekum Court, The Bluffs, 19th & Pettygrove, and more

The redevelopment of Dekum Court is being part funded by the 2018 regional housing bond. The new Dekum Court include 200 units of affordable housing, an increase of 160 units.

Early Assistance has been requested by Home Forward for the redevelopment of Dekum Court at 7003 NE 27th Ave:

The project is the phased redevelopment of the Dekum Court affordable housing development. Currently Dekum Court has 40 units of housing on 5.3 acres of land. Phase 1 of the project will be to demolish the existing Head Start building and construct a minimum of 40 new apartment homes. Phase 2 of the project will be to move current residents into the new units, demolish all remaining structures on site and construct up to 160 additional units for a total of 200 units of housing.

A project at NW 24th Pl and Vaughn has been submitted for a Pre-Permit Plan Check:

19 multi-family units. A lot confirmation was recently completed (see PR 20-119022 LC)

Alterations to the Galleria at 600 SW 10th Ave have been submitted for a Type 1x Historic Resource Review:

The existing Target retail store that is currently located on the second and third floors of the building will be relocated and consolidated on the first floor of the building with minimal exterior alterations. Those exterior alterations include repurposing of existing blade signage, the addition of new signage, attaching new canvas to existing awnings, and installation of a small LTE antenna (as further described below, the ¿Project¿). Beyond the signage and awnings, the alterations affect less than 500 square feet of exterior façade. Based on the proposed changes, the Bureau of Development Services has confirmed that these Historic Resource Reviews are to be processed with a Type Ix procedure under PCC 33.846.060, Table 846-1 and PCC 33.730.042 (Concurrent Reviews).

Design Advice has been requested by Holst Architecture for 3000 SE Powell:

This is the second design advice request for this Portland Housing Bond project. New multi-family affordable housing building with approximately 210 units. Wood framed construction and all stormwater is maintained on-site.

Early Assistance has been requested for a project at NW 24th Pl and Vaughn:

Develop one lot with a 9-unit multi-family housing building along with associated improvements. Note that they are in the process of having Lots 11-14 confirmed through PR 20-119022 LC

Early Assistance has been requested by Scott Edwards Architecture for a project at 4937 SE Woodstock Blvd:

New 4-story mixed-use building with about 1,800sf of ground floor retail space facing Woodstock Blvd. and 87 rental dwellings on all floors consisting of studio, 1-bed, 2-bed and 3-bed units. 1 loading space will be provided on site with access from Woodstock. Storm water to be accommodated with a combination of dry-wells, landscape and if necessary, eco-roofs.

Early Assistance has been requested by MWA Architecture for a project at 12529 SE Powell Blvd:

New construction of approximately 165 affordable, multi-family apartments ranging in size between one-bedroom and three-bedroom. Development will include resident community room and support spaces along with site utilities, waste/recycling, auto parking, bike parking, and play area.

A Pre-Application Conference has been scheduled by Hennebery Eddy Architects to discuss a project at 539 NW 10th Ave:

A Pre-Application Conference to discuss construction of a new 11-story hotel. The hotel will contain 150-160 guest rooms with 85,000-90,000 square feet of floor area. Loading access is proposed from NW Hoyt St with a single interior loading bay. No off-street parking is proposed.
