A building permit is under review for the Atomic Orchard on NE Sandy Blvd.

Every week, the Bureau of Development Services publishes lists of Early Assistance applications, Land Use Reviews and Building Permits processed in the previous week. We publish the highlights. This post covers November 18th to November 24th, 2019.

A Pre-Application Conference has been scheduled by TVA Architects to discuss a project at 2997 SW Moody Ave:

New mixed-use project in two buildings, with residential units above ground floor retail and at-grade level parking. The construction is 5 levels of 3B over 2 levels of 1A on one of the buildings, and the construction is 10 levels of 1A on the other building. Stormwater management to be determined.

The Atomic Orchard at 2510 NE Sandy Blvd has been submitted for building permit review by Brett Schulz Architect:

New 5 story 49-unit multifamily apartment building with ground floor retail and one accessible dwelling unit in attached ground floor annex building, includes associated site work *** w/19-193113-MT ***

The Modera Woodstock at 4804 SE Woodstock Blvd has been submitted for building permit review by Leeb Architects:

MODERA WOODSTOCK – New 5-story, 194 unit apartment building with one level below-grade parking and ground floor commercial spaces; includes associated sitework *** w/19-247370-MT ***

A project at 14507 E Burnside St has been submitted for building permit review by Doug Circosta Architect:

New 3 story 22 unit apartment building with office and common laundry room

New 3 story 24 unit apartment building with associated site work

A project at 115 N Going St has been submitted for building permit review by Urban Development Group:

New 3-story 6-unit apartment building with associated site work. Detached trash enclosure < 120sf ***mechanical permit separate***

A project at 5105 SE Woodstock Blvd has been submitted for building permit review:

New 3-story, 28-unit apartment building with interior trash enclosure, bike storage room and short-term bicycle parking.

The Society RCP apartments at 1435 NE 62nd Ave have been submitted for building permit review by Koble Creative Architecture:

New 3-story, 3-unit apartment building, including interior trash, associated sitework and on-site stormwater management.

The Pearl Building East has been submitted for building permit review:

New 7-story mixed use high-rise office building with three levels of underground parking garage and a penthouse amenity space *** w/19-237841-MT ***

Building permits were issued for a project at 408 SE 105th Ave:

Building 1 of 3 new apartment buildings, two stories with two units (see comments), includes associated site work *** 18-270002/04-CO & 18-280941/44/45-MT ***

Building 2 of 3 new apartment buildings, three stories with six units, includes associated site work *** w/18-269978-CO & 18-270004-CO & 18-280941/44/45-MT ***

I know street trees are sometimes left out on renderings, but the Atomic Orchard render makes it look like there’ll be narrow sidewalks, no trees, and it’ll be a generally unpleasant place to be. I recall Cavenaugh tried to get away with no Sandy Blvd street trees at the Zipper, so maybe he’s figured out how to place the vaults and utilities here so that no trees will fit.

    • Looks pretty depressing from that side. Also I’m not certain on all the building limits, but there is no way those roll up windows will be allowed on the top floor of the building.

        Why not? I don’t see any issue as long as the sill is over 42″

    • His legacy of shitty architecture will sadly be around for a long time in this neighborhood. His brand of gimmickery for gimmickery’s sake architecture needs to go. The joke is over.

  2. Regarding the Atomic Orchard: I personally grappled with Cavanaugh on the Zipper and The Ocean/The Shore developments at NE 24th and Sandy. I had to contact the city and got them to conform to the approved plans that included street trees. They finally did. May have to do the same for this project; Sandy is a pretty barren street and would greatly benefit from shade on sidewalks and street trees.

  3. With Modera Woodstock at 4804 SE Woodstock Blvd and 5105 SE Woodstock Blvd that is a whole lot apartments (222) going up on Woodstock. I for one am excited for the continued development along this corridor. Now if only we could turn those parking lots in front of Safeway and Bi-Mart into something more than vehicle storage.
