Construction is well underway on the Modera Pearl apartments, at the north end of the Pearl District. The project will include 290 rental apartments, including live/work spaces at the ground level.  Two level of below-grade parking will provide 220 car parking spaces. The design of the building is by SERA Architects for Mill Creek Residential Trust.

Design Commission reviews Modera Davis (images)

A first Design Review hearing has been held for the Modera Davis, a 12 story mixed used building by SERA Architects for Mill Creek Residential Trust. The building will include 204 apartments and 7,600 sq ft of ground floor retail. A below grade parking garage will provide 145 vehicular parking spaces and 308 long term bicycle parking spaces. At the 12th floor the building will include four residential units, each of which would have private terraces at the corners. The 12th floor will also be home to the building’s amenity features, including a fitness room, club room, dog lounge, dining room and three large exterior terraces.

Under Construction in the Pearl: Hampton Inn & Suites (images)

Construction is underway on a 243 room Hampton Inn & Suites in the Pearl District. At the ground level the building will have public spaces such as the lobby, lounge, dining area and meeting rooms facing onto NW 9th Ave. Restaurant and retail spaces will face onto NW Everett St and onto NW Park Ave. 104 on-site parking stalls will be located in above grade structured parking, accessed from NW Flanders St.

The developer of the project is Wisconsin based Raymond Management CompanyGary Brink & Associates, also of Wisconsin, are the architects of record, while local firm Hannebery Eddy are serving as the design architects. The landscape architects are Lango Hansen.

Design Reviewed for High-Rise Timber Building Framework (images)

The Design Commission has reviewed Framework, a Cross Laminated Timber building that is likely to become the tallest mass timber building in the USA. The 11 story, 142′-2″ tall building by Lever Architecture will include 31,260 sq ft of office space on levels 2 to 6, and 60 apartments on levels 7-11. The apartment units, operated by Home Forward, will all be reserved for those earning less than 60% of area median family income. The developer for the building is Project^, acting for the owner Beneficial State Bank. 69 bicycle parking spaces will be provided on the ground floor of the building, and 40 in the studio apartments above. No vehicular parking spaces are proposed.

Under Construction in the Pearl: the Canopy Hotel (images)

Construction is underway on a new 10 story hotel in the Pearl District by ZGF Architects. The hotel will be operated by PM Hospitality Strategies under the Canopy brand, a new addition to the Hilton portfolio of brands. The developer for the project is the Buccini/Pollin Group. The 128’-8” tall building will include 153 guest rooms. No vehicular parking is proposed.

Block 20 Condominium Tower goes before Design Commission (images)

Bora Architects and Hoyt Street Properties have gone before the Design Commission with proposals for a 21 story tower. The 246′ tall Block 20 tower will include 149 residential units, offered for sale as condominium units. Two small retail spaces are proposed at the corner of NW 12th Ave and Pettygrove Street. 192 car parking spaces and 224 bike parking spaces will be provided.

Block 20 is the first condominium tower to go in front of the Design Commission for almost a full three years. The most recent major condominium project in Portland prior to Block 20 was the Cosmopolitan on the Park, by the same developer and architect. The Cosmopolitan was approved by the Design Commission in July 2013, and is now nearing completion.

Salazar Architects and LRS Architects have gone before the Design Commission for a second time to receive Design Advice on a new affordable housing development at NW 14th and Raleigh. The 12 story building, being developed by Innovative Housing, would include 93 units. 40 of the units will be reserved for formerly homeless individuals and families, while the remaining 53 units will be available to those earning between 30 and 60% of Portland’s Median Family Income. 16 vehicular parking spaces are proposed at the ground level. 161 short term bicycle spaces will be provided.

Revised proposal for 505 NW 14th Ave keeps historic Fire Station #3 (images)

A second Pre-Application Conference has been scheduled by SERA Architects to discuss a revised proposal for 505 NW 14th. As now envisioned the development would allow the historic Fire Station #3 to remain, a change from an earlier proposal that would have seen it demolished. The building is currently home to Touché Restaurant & Bar.

The project for Mill Creek Residential Trust has also significantly grown in size. The building would now reach 16 stories, and include 280 residential units, up from the 12 stories and 150 units proposed in April of this year. 222 vehicular parking spaces are proposed. Drawings show a 16 story bar tower oriented to NW 14th Ave, with a lower rise sidecar form wrapping around the fire station building. Building amenities are shown at level 6, including a club room, fitness center, rooftop terrace and spa.

Under Construction: the Dianne (images)

Construction is underway on The Dianne, a 14-story tower in the Pearl District. The 153’ tall building will include 102 residential apartment units and 1,500 sq ft of retail space. Parking for 52 vehicles will be provided, most of it in a mechanized parking system. 155 bike parking spaces will be located in the basement. The architects for the project are Ankrom Moisan. The developer is John Carroll of Carroll Investments, whose previous projects in the neighborhood include The Gregory Condos, The Edge Lofts, The Chown Pella Lofts, The Elizabeth Lofts and the McKenzie Lofts.
