Design Advice Offered for 815 W Burnside St (images)

A proposed development at 815 W Burnside St has gone in front of the Design Commission three times to receive Design Advice. The 7 story building is being designed by Ankrom Moisan Architecture for LMC Development, and would include 144 residential units, ground-floor commercial space, 50 below-grade parking spaces, and a rooftop outdoor deck.

The project could be the first Central City development to be approved that is subject to the city’s Inclusionary Housing requirements, which were introduced in February 2017. Buildings in the Central City are required to provide either 10% of the units at prices affordable to people earning 60% of area median income or 20% of the units at prices affordable to people earning 80% of area median income.

Construction is underway on Modera Glisan, a new mixed use building in the Pearl District designed by SERA Architects. The 12 story, 145’ tall building for Mill Creek Residential Trust will include 291 residential units at the upper floors, which ground floor retail / commercial space facing all four adjacent streets. Below grade parking for 223 vehicles is proposed. Long term parking for 445 bicycles will be provided.

Pearl District U-Store Approved by Design Commission (images)

The Design Commission has approved a proposed U-Store self storage facility at the north end of the Pearl. The six story building is being designed by MCA Architects for Hoyt Street Properties. At the ground floor the building will include 6 retail / office units, accessed from a raised dock. The five floors above will include 109,075 sq ft of storage space. As part of the development a new plaza is proposed where NW 13th Ave and Savier St will meet.

The Design Commission has approved Lovejoy Square, a proposed mixed use building in the Pearl designed by Bora Architects for developer Killian Pacific. The 10 story building would reach a height of 148′-6″ at top of parapet. The building will include approximately 7,000 sq ft of ground floor retail, 33,000 sq ft of office space on levels 2 to 4 and 78 residential units at levels 5-10. Two levels of underground parking will provide 70 parking spaces. Long term parking for 165 bicycles is proposed.

Fremont Place Apartments Approved; Appealed to City Council (images)

The Design Commission has approved the Fremont Place Apartments, a 17 story tower designed by TVA Architects. The 185′ tall building, being developed by the Lincoln Property Company, would include 275 residential units and a ground floor restaurant space facing the Willamette River. Parking for 149 cars is proposed in an underground garage. 481 long-term bicycle parking spaces as also proposed, with 206 provided in a bicycle parking room and the remainder in the residential units.

The Design Commission approval now been appealed to City Council by the board of the Pearl District Neighborhood Association.

An initial Design Review hearing has been held for Lovejoy Square, a proposed mixed use building in the Pearl by Bora Architects for developer Killian Pacific. The 10 story building would reach a height of 148′-6″ at top of parapet. At full build out the phased development would include approximately 16,000 sq ft of ground floor retail, 56,000 sq ft of office space on levels 2 to 4 and 186 residential units. Two levels of underground parking would provide 143 parking spaces. Long term parking for 318 bicycles is proposed.

Construction is underway on a mixed use tower at NW 14th & Glisan. The 16 story, 174′ tall building by Ankrom Moisan Architects for developer Holland Partner Group will include 230 residential units and 6,359 sq ft of ground level retail. A property tax exemption approved by the City Council in 2016 will allow for 20% of the units in the building to be affordable to households earning no more than 80 percent of median family income. 4 levels of below-grade parking will provide room for 206 vehicles and 362 bicycles.

Design Advice has been offered to TVA Architects for Fremont Place, a 17 story tower planned for a site immediately northwest of Centennial Mills. The building, being developed by the Lincoln Property Company, would rise to a height of 184’-6” and include  270 residential units. Parking is proposed in one or two levels of below grade parking. Ground level retail is proposed facing Naito Parkway, with the possibility (not yet shown in the drawings) of retail facing the Willamette Greenway.

Design Advice has been offered to LRS Architects for the Broadway Bridge-Naito Parkway Apartments. The project, being developed by the Wolff Company, will include two buildings located either side of the Broadway Bridge. The southern building will rise to 5 stories, and will include 43 units. The northern building will be 6 stories tall, and will include 203 units. Parking for for both buildings will be located in the north building, with 210 spaces provided.
