Under Construction in Old Town: Block 8L (images)

Site work has begun for Block 8L, a 6 story mixed use development in the Skidmore/Old Town Historic District by Ankrom Moisan Architects and Gerding Edlen development. Located one block north of the University of Oregon’s White Stag Building, Block 8L’s ground floor will house the U of O’s new MBA Program and sports product management initiative in a 11,500 sq ft space fronting onto NW Naito Parkway. Three small retail spaces will be located at the corner of NW 1st and NW Davis. The second, third and fourth floors of Block 8L will be offices, which Ankrom Moisan intend to occupy as their new primary office. The fifth and sixth floors will have 65 residential units, 16 of which will be affordable [PDF] to those earning less than 80% of median family income, for at least 10 years. The building will include 107 long term and 10 short term bicycle parking space. No on site vehicular parking is proposed.

Under Construction: The Alexander

The Alexander, a 4 story mixed use building, is under construction at 50 SE 13th Ave. The building will include 69 residential units, with a mix one and two bedroom apartments. A retail space will front onto E Burnside St. 17 vehicle parking stalls and 112 long term bicycle parking spaces will be provided. The project design is by Myhre Group for developer Urban Development Group.

Under Construction: Sky3 apartments

A 15 story mixed use tower is under construction in the West End of Downtown. The Sky3 Apartments at SW 11th & Jefferson will have 196 residential units, 39 of which will be rented at rates affordable to those earning 80% of Median Family Income or less, for at least 10 years. At the ground level the building will include 13,000 sq ft retail space.  Two levels of underground parking for 89 vehicles and a central bicycle storage room for 294 bicycles will be provided. The project design is by Ankrom Moisan Architects for the Molasky Group of Las Vegas.

The International School expansion (images)

A new three story classroom building at the International School is scheduled to go before the Design Commission on Thursday. The 15,000 sq ft building will be the school’s first permanent new construction building, and will include ten classrooms as well as supporting spaces. The design of the building is by Malum Architects and the landscaping by Place Studio.

The Oregonian continued their series on the rapidly changing Central Eastside. One article looked at Ancient Heritage Dairy, which will soon open in the 626 SE Main building. Another focused on The Redd, the planned food and agriculture incubator project by the Ecotrust.

Construction has started on Milwaukie Way, a retail project designed by Ben Waechter, adjacent to a former funeral home in Westmoreland.

The DJC published construction photos of the Hotel Eastlundwhich is set to open in May.

Cup and Bar, a joint cafe and roastery by Trailhead Coffee and Ranger Chocolate, was set to open this week in the newly renovated 107 NE Grand building.

The Portland Business Journal published photos of the under construction Lyon Court retail building at NE Fremont and 24th.

In ‘Simplifying the Curve’ the DJC wrote about the technical challenges in realizing the curved facades at One North.

Pre-Application Conference scheduled for South Waterfront building at 3201 SW Moody

ZGF Architects have scheduled a Pre-Application Conference [PDF] to discuss a new mixed-use building on the Zidell Yards in South Waterfront. The proposed 8 story building includes 7 floors of residential units above ground-level retail. The project will include 140 parking spaces, in two and a half levels of underground parking.

Pre-Application Conference scheduled for hotel tower at 419 SW Washington St

SERA Architects have scheduled a Pre-Application Conference [PDF] to discuss for a proposed 15-story, 246-room hotel at 419 SW Washington St. The project will incorporate an existing 2-story commercial building with a new 13-story vertical addition. The existing 59-space, below-grade parking, will remain to serve the hotel use.

Hassalo on Eighth, pt III: The Elwood

The second building to open in the massive Hassalo on Eighth development by American Assets TrustGBD Architects and Place Studio will be the Elwood, a five story building with 143 apartments and 26,000 sq ft of retail space. The building will include a mix of studios, one and two bedroom units. The ground floor of the building is intended to be occupied by a specialty grocer, the identity of which has yet to be announced. As reported in the Oregonian, the building is named for a steamboat built in Portland in 1891.

Pearl Hampton Inn & Suites (images)

Design Review drawings for a Hampton Inn & Suites in the Pearl District have been submitted to the City. The proposed 8 story hotel at NW 9th & Everett will have 243 guest rooms and 104 above grade car parking spaces. The ground level will include hotel public spaces such as the lobby, lounge, dining area and meeting rooms facing onto NW 9th Ave. There will also be restaurant and retail spaces fronting NW Everett St and NW Park Avenue. A roof terrace overlooking the Park Blocks will be located on the 8th floor.

The developer of the project is Wisconsin based Raymond Management CompanyGary Brink & Associates, also of Wisconsin, are the architects of record, while local firm Hannebery Eddy are serving as the design architects.
