Focus: Projects by Neighborhood

There are 95 neighborhoods recognized by Portland’s Office of Neighborhood Involvement, and Next Portland has now written posts about projects happening in 29 of them. In some of these neighborhoods we’ve written 20 or more posts; in almost half of them we’ve only written about one project. To a certain extent this reflects where development is happening: there are a number of cranes up in the Pearl for construction of high rises, while other neighborhoods don’t have a single pin on our map. It is also however a reflection of the fact that in the Central City Design Review is required for all projects; in other neighborhoods such as Northwest or Boise developers can choose between Design Review or the prescriptive Community Design Standards; while in other neighborhoods such as Richmond or Sunnyside projects never go through Design Review. As such there are sometimes no published images of large new buildings, even once they are under construction.

Pre-Application Conference scheduled for 2030 NW 17th Ave

A Pre-Application Conference has been scheduled by THA Architecture to discuss an office development at 2030 NW 17th Ave. The development by Project^ would include two separate buildings over a shared below grade parking structure. Uses shown on plan at the ground floor include retail spaces, two cafes, a library, a meeting hall and a childcare area. Overall the project would include around 300,000 sq ft of leasable space.

Restoration Hardware returns to Historic Landmarks Commission (images)

The proposed Restoration Hardware store on NW 23rd has returned for a second Design Advice hearing in front of the Historic Landmarks Commission. The proposed store by  Ankrom Moisan Architects would be modeled on the furniture store’s ‘Gallery’ concept, as used at the recently opened West Hollywood store. Furniture would be display in a series of linked rooms, as they might be in a house. A roof terrace will be used to display outdoor furniture.

Wonderwall: Gallagher Plaza’s new facade (images)

Work has begun on a major remodel of Gallagher Plaza, an apartment complex in Northwest Portland run by Home Forward. Work on the existing building includes replacing the entire exterior cladding, replacing the windows, adding new structural shear walls, replacing the mechanical equipment, adding bike parking and adding new landscaping around the building. The architects for the project are Holst Architecture.

Construction starts on Q21 (images)

Construction has begun on Q21, a mixed use development at the northern end of NW 21st Ave. The project will partially incorporate an existing tilt up concrete warehouse into a new 7 story building, which will include 163 residential units, 16,000 sq ft of retail space and 11,000 sq ft of office space. Parking for 105 cars and 185 bicycles will be provided. The project design is by YBA Architects for Rosan Inc.

Design Advice offered for NW 21st and Irving Apartments (images)

Design Advice has been offered by the Historic Landmarks Commission to Emerick Architects for a proposed mixed use building at 635 NW 21st Avenue. The 4 story building by Urban Development Partners will include approximately 57 residential units, with a mix of studios, one and two bedroom apartments. 62 car parking spaces would be located in a below grade garage, and 65 bicycle parking spaces would be located in two secure bike rooms. A 10,600 sq ft retail space is proposed at the ground level, which could potentially be divided for multiple tenants.

Under construction: LL Hawkins and Slabtown Marketplace (images)

Construction is underway on the LL Hawkins Apartments and Slabtown Marketplace, the first major development of the Conway Master Plan, which aims to redevelop several blocks in NW Portland. Plans for Block 296 include renovating an existing warehouse that will become a New Seasons grocery store and constructing a new 6-story mixed-use building that will house retail and apartments. Cairn Pacific and Capstone Partners are developing the project, with design work by Holst Architecture and GBD Architects.

Under Construction: Riverscape Lot 8 (images)

Construction has started on Riverscape Lot 8, a 250-unit apartment complex on the waterfront north of the Fremont Bridge. The project is comprised of two buildings above a parking garage with 200 vehicle spaces. The building closet to the river will be ‘C’ shaped in plan, with a courtyard facing the river. The other building is arranged as a bar facing onto NW Front Ave. The project design is by SERA Architects with Shapiro Didway landscape architects. The developer is Las Vegas based Fore Property Company, who are also behind the adjacent Waterline Apartments.

Design Advice offered for Conway Block 290 (images)

Design Advice has been offered to YBA Architects and PLACE Studio for Conway Block 290, a mixed use development at NW 21st and Pettygrove. The project by Guardian Real Estate Services will include a new square surrounded by four to six story buildings. These will have residential units over ground floor retail, with a subterranean performing arts center. Car parking will be provided in a below grade garage.

The Historic Landmarks Commission has offered Design Advice to Ankrom Moisan Architects for a proposed new Restoration Hardware store on NW 23rd Ave. The proposed store would be modeled on the furniture store’s ‘Gallery’ concept, as used at the recently opened West Hollywood store. Furniture would be display in a series of linked rooms, as they might be in a house. A grand staircase would rise through the three story building, up to a roof deck where outdoor furniture would be displayed.
