The proposed project is a renovation of the existing, historic courthouse into a mixed-use building with new office and hotel program within the existing shell. The existing building is 249,588 gsf above grade with a 34,485 sf basement. The majority of the improvements are anticipated to be interior to the building. No net impervious area is being proposed. Stormwater disposal requirements / strategies to be discussed.

A Pre-Application Conference has been scheduled by Hacker Architects to discuss a project at 801 NE 21st Ave:

New 7-story multi-family residential building over 1 of below grade parking level. Total building will be 235,000 gross sf (195,000 sf FAR), 244 units, plus residential amenities. Design Advice has been requested by Holst Architecture for the Portland Housing Bureau project at 3000 SE Powell:

Construction of a new 5-story structure (4-over-1) with approximately 175 affordable housing units, 7,000 sq ft of ground floor active uses and 30 parking spaces. There is 35 to 50 feet (or more) of undocumented fill across the site and is assumed that infiltration will not be allowed into this undocumented fill, a connection to the public combo sewer (Hierarchy Category 4) is the only option.

Early Assistance has been requested for a project at the Troy Laundry building at 1025 SE Pine St:

The Troy Laundry building at 1025 SE Pine is a historic landmark on the National Register of Historic Places. Decades after the original structure (the ‘Main Building’) was built, addition areas were added to the north part of the block. The remainder of the block is a surface parking lot.

If we purchase the property, we will renovate the Main Building. Ideally, this will include an internal renovation, exterior repairs that retain the historic character, and addition of a roof deck to the Main Building. We also expect to redevelop the north half of the site with new construction. This will involve removal of the structures built after Main Building was constructed and replacement with a new building (which will likely be flush with the main Troy Laundry building).

We recognize that this redevelopment project will require a Type III review and, therefore, a pre-application conference (and that this EA does not satisfy that requirement). We are seeking feedback only on the questions we submitted in order to assess initial feasibility during our purchase due diligence period.

Design Advice has been requested by Holst Architecture for a project at NE 106th and Halsey:

A Pre-Application Conference has been scheduled to discuss the Portland River Center on the OMSI campus:

A Pre-Application Conference to discuss construction of the Portland River Center. This facility will be operated by The Portland Boathouse, a non-profit organization. The facility will contain boat storage and staging areas, educational classrooms, a small office, workout spaces with showers and restrooms, and interior and exterior river-viewing areas. The building will have 29,000 square feet of floor area in a two story building and is located partially in the Willamette Greenway Setback.

A Pre-Application Conference has been scheduled by BORA Architects to discuss the new Lincoln High School:
