A proposal for an apartment building at 306 SE 8th Ave, designed by SERA Architects, was approved by the Design Commission in 2017, but never submitted for building permit review. A new Pre-Application Conference for a proposal on the site has been scheduled by the same architecture firm.

Project consisting of a new +/-11-story hotel with partial basement on a quarter-block site. The new structure will replace an existing 1-story commercial building. The hotel will contain 150-160 guest rooms with 85,000-90,000 square feet. Loading access is planned along NW Hoyt Street, with a single interior loading bay. No off-street parking is proposed. Ground floor program includes hotel lobby, restaurant, lounge, kitchen, offices, restrooms, mechanical rooms and bike storage. Floors 2-11 will be primarily guest rooms with limited amenity spaces such as fitness room, board room and a roof terrace with bar. Stormwater treatment and detention will be accomplished by way of a vegetated roof.

The scope of exterior restoration will be determined by a visual facade assessment provided by a Historic Architect Consultant. Restoration of the existing historic window frames is anticipated and will include an energy retrofit utilizing insulated glazing units. Facade renovations will be compatible with the historic building and are anticipated to include a new canopy at the main entry, new main entry storefront system, and new carriage doors at the service entry inspired by the historic condition. The facade materials of the rooftop addition are intended to provide a clear distinction between the historic building and the new addition. The massing will be setback from the existing parapet wall to minimize site lines from the street. The interior renovation of the building will include seismic retrofits, new MEP systems, and code required Fire and Life Safety components. Site work is anticipated to include restoration of adjacent sidewalks in public right-of-way, preservation of existing street trees and stormwater management improvements.

The Patton Home for the Friendless building currently has land use status as Group Living with previous approvals for 63 residents. This proposal is to add additional units to the existing building up to a maximum of 80 and to add an on-site commercial kitchen that produces food for off-site locations. Listed as a contributing structure in the Mississippi Conservation District, historic incentive 33.445.610.C(5) allows conditional uses to be processed through a Type II procedure.

A Pre-Permit Plan Check has been requested by Propel Studio Architecture for the Bakery Block at 5716 SE 92nd Ave:

The project consists of developing a new public plaza adjacent to the Zoiglhaus brewery in Lents. To create the space for the plaza we are proposing the demolition of the existing single-story carpet warehouse. The back of the site will include an expansion to the existing Zoiglhaus brewery, with a new glass facade to create a more transparent and aesthetically interesting backdrop for the plaza. To create the new public space we are redesigning the area that was the carpet store as well as the existing parking area to create a new urban plaza and a new private street off SE 92nd Ave. This private street will be designed as a woonerf, that will be a mulit-use area for emergency vehicles, private cars on weekdays, but then an extension of the plaza to accommodate the Lents Farmers Market and other community events. The project will include new seating, shade structures, public art, new plantings, and a water feature. The plaza design will also include stormwater management both for the surfaces of the plaza as well for the water from the roof of the extension for the brewery via bioswale and ground infiltration.

The proposed development is for a 7-story multi-family building with 134 residential units. The building use includes an open courtyard, lobby, gym, active residential amenity space, four townhouses, tuck under parking at grade, and 6 levels of residential units above. The at-grade amenity is a combination of lobby gathering space, shared courtyard spaace, meeting space and a gym. Additional amenity for the residents is dispersed throughout the building, with shared laundry at every-other floor and a kitchen and roof top deck located on the 7th floor. Pedestrian enterances will be located off N Flint, with private residence enterances off N Hancock St, each set back and covered to provide protection at each entry. The skybridge proposed as part of the Terwilliger Plaza Parkview Building at 2436 Southwest 6th Avenue has been submitted for a Type III Review:

Terwilliger Plaza submits this application for one encroachment in the public right-of-way over SW 6th Avenue. The skybridge is an integral element of Terwilliger Plaza’s expanding continuing care facility located on one contiguous site on both sides of SW 6th Avenue. The skybridge will span SW 6th, connecting the existing continuing care facilities on the west of SW 6th Avenue to the expanded facilities and units on the east side of SW 6th Avenue. The skybridge is a critical element of Terwilliger Plaza’s continuing care program.
