The Portland Business Journal reported that ZRZ Realty has unveiled its latest vision for the Zidell Yards. At full build-out, the site could accommodate “15 to 20 new buildings and up to 5 million square feet of mixed-use space.”

The Portland Tribune reported that average rents have begun to fall as increased housing supply comes on to the market.

The Portland City Council held its first public hearing on the city’s proposed Inclusionary Housing ordinance. Many of those testifying were biking and walking advocates, wrote BikePortland.

The DJC wrote about Koz Development’s plans for two buildings in Northwest Portland*, at 1111 NW 16th Ave and 1015 NW 16th Avewhich when considered together will include 223 units and no parking spaces.

Landmarks Commission reviews new Multnomah County Central Courthouse (images)

The Historic Landmarks Commission has reviewed the Multnomah County Central Courthouse for the first time. The 17 story, $300 million project will replace the existing courthouse on SW 4th Avenue, which is considered seismically unsound and no longer fit for use. The architects for the project are Portland based SRG Partnership and New York based CGL RicciGreene. The landscape architects are PLACE.

The program for the 325′ tall building includes multiple courts, office for District Attorneys, Public Defenders, Sheriffs, as well as support areas for staff, juries, defendants and the public. No parking is proposed. The project intends to achieve LEED Gold Certification.

Design Commission approves Multnomah County Health Dept HQ (images)

The Design Commission has approved the new Multnomah County Health Department Headquarters, which will house clinical functions, associated workplaces, and administrative offices for the department. The 9-story, 157,000 sq ft building by ZGF Architects will rise to a height of 145’-4 1/2”.  At the ground level the building will include a pharmacy and work space, a “gallery” facing the street, and a potential lease space. Floors 2 to 4 will be occupied by clinic and clinic administration spaces. Floors 5 to 9 will mostly be occupied by office space, with a south facing terrace at the 9th floor. The majority of roof area will be covered by an ecoroof. No vehicular parking is proposed. A bike room, with 55 parking spaces, will be accessed from NW Hoyt Street.

Design Advice has been offered to GBD Architects for a full block, 20 story mixed-use building at 140 SW Columbia St. The project for Texas-based developer Alamo Manhattan would include 306 residential units in the upper 16 floors and 12,205 sq ft of retail and 3 live/work units on the ground floor. Parking for 269 vehicles would be provided in a three story above grade parking podium structure. Exterior terraces are proposed at levels 5, 13 and 20. The building would reach a height of 200′, despite earlier indications that it could be as tall as 260′.

Two new retail tenants have been confirmed for the Goat Blocks development in SE Portland

The Business Tribune reported on Portland’s latest trend: retail alleys. Recently completed or planned projects mentioned include the Goat Blocks, the Lloyd Cinemas Redevelopment, 38 Davis and Milwaukie Way.

The Portland Business Journal had a first look at the downtown’s AC by Marriott Hotelwhich is nearing completion.

The DJC reported that the City Council voted to overturn* a condition of approval imposed on NW 14th & Raleigh by the Design Commission.

Excavation for the Broadway Tower has hit the bottom, according to the Portland Business Journal. The 19 story tower should be complete by September 2018.

Oregon Business took a look at 38 Davis, the Old Town mixed use building that now houses the new headquarters for its designers, Ankrom Moisan Architects.

The Business Tribune reported that Colas Construction has broken ground on Alberta Commons, the Natural Grocers-anchored retail development at NE MLK & Alberta.

Developers are racing to beat Portland’s Inclusionary Zoning policy, reports The Oregonian. The policy is scheduled to take effect in February, however projects that have been submitted for building permit or design review before then would be grandfathered in under the current rules.
