Design Advice has been offered to THA Architecture, GBD Architects and 2.ink Studio for Station Place Lot 5, a new office building planned by developer Williams and Dame. The 8 story building in the North Pearl will include 167,000 sq ft of office space, with retail at the ground floor. The building will reach a maximum height of 122′. Structured parking for 58 vehicles will be provided, with additional parking needs met at the existing Station Place car park nearby. A bike lobby at the ground floor will include space for 190 bikes, with 80 storage lockers also provided.

Under Construction in John’s Landing: Oxbow 49 (images)
The Oxbow 49 Apartments are under construction in John’s Landing. The project by GBD Architects for developer Guardian Real Estate Services will include 166 apartments, with a mix one bedroom, one bedroom plus den, and two bedroom apartments. With an average unit size of 800 sq ft, the building will offer larger units than many other buildings currently under construction in inner Portland. 142 car parking spaces will be provided in a parking garage located partially below grade. Bike storage will be provided on every floor of the building.

OHSU Center for Health & Healing South
The delay in implementing the planned increases in Parks Systems Development Charges will save OHSU $1 million, according to a story in The Oregonian. OHSU is currently moving ahead with the Center for Health and Healing South and the Knight Cancer Research Building. The latter is scheduled to return before the Design Commission for a second Design Advice hearing on September 24th.
As reported by the KATU, the Facebook group ‘Stop Demolishing Portland‘ held a protest at the corner of N Williams and Fremont. Almost 20 people turned up to protest nearby developments, which include the Cook Street Apartments, One North and Carbon12.
BikePortland reported on Sideyard, a proposed building on Block 76W of the Burnside Bridgehead that may include a bike through window. The 20,000 sq ft building by Skylab and Key Development is proposed for the sliver of land across the street from Yard (formerly Block 67).

Oregon Square, the massive superblock development by American Assets Trust, GBD Architects and Place Studio landscape architects, has gone before the Design Commission for its first full Design Review hearing. The Lloyd District project will include 940 residential units and 50,000 sq ft of retail, with a new public plaza at its center. Surrounding the plaza will be four buildings, varying in height from 11 to 30 floors. At a maximum height of 343′-6″ Block 103 of Oregon Square will be the tallest building in the city east of the Willamette. 908 below grade parking stalls will be provided in a below grade parking structure. Almost 1,500 bike parking spaces will be provided for the use of residents, visitors and employees.
Construction starts on 19th & Overton apartments (images)
Construction has started on 19th & Overton Apartments by GBD Architects and Gerding Edlen development. The 6-story building will contain 58 apartment units, including 4 loft units with entries that open directly onto NW Overton St. A roof deck for the use residents is proposed, with a fire pit and an outdoor kitchen. 33 vehicular parking spaces will be provided, all but one of which in a mechanical parking system. 64 long term bicycle parking space will be provided, mostly in a secure bike room.
Broadstone Pearl returns for Design Advice (images)
The Broadstone Pearl apartments have gone before the Design Commission for a second Design Advice Request hearing. The proposed building is by Encore Architects and Alliance Realty Partners, both based in Seattle. Merryman Barnes are acting as the local architect on the project, which will include 147 residential units, 75 parking stalls and 231 bike parking spaces. The proposed ground floor program is primarily live/work units, with a 707 sq ft retail space proposed for the corner of NW 14th Ave and Raleigh St.

New Seasons has opened at the Slabtown Marketplace
At Portland Architecture Brian Libby interviewed Kengo Kuma, the Japanese architect behind the Japanese Garden Expansion. The acclaimed architecture shared his thoughts on thoughts on Portland, the role of Japanese Gardens in urban settings and the material choices made for his new buildings in Portland.
The first building in the Conway Masterplan opened this week. New Seasons are the anchor tenant at the Slabtown Marketplace on Conway Block 296. An adjacent apartment building on the same block, the LL Hawkins, will open later in the year.
The Portland City Council voted to make changes to the property tax exemption system designed to entice developers to build affordable housing. The annual cap will be lifted from $1 million to $3 million, and the competitive application system will be scrapped. The changes are intended to create up to 200 affordable units a year. Separately, the Portland Housing Advisory Commission recommended that Portland should increase the share of urban renewal money used for affordable housing from 30% to 50%.
As news broke that local chainlet Little Big Burger had been sold to Chanticleer Holdings, it was announced that the burger company will open a location at Hassalo on Eighth in late 2015.
Hop Dog, the latest restauartant concept from former Little Big Burger owners Katie Poppe and Micah Camden, has opened in the 12|Stark building downtown.
The Alameda retail development Lyon Court has secured its first tenant. The as yet unnamed wine bar will be operated by J. Mikey Lynch.
According to the Hollywood Star News, neighbors in NE Portland have created a petition to keep the Regal Lloyd Cinemas 10. The buildings are set to be replaced by the 1510 NE Multnomah development.
Flying Fish company has launched a Kickstarter campaign to fund an oyster bar and new retail location at The Shore on NE Sandy Blvd.
The Portland Chronicle reported on a planned 18 unit building at 6205 N Minnesota. The development will replace a vacant single family home.
Under Construction in South Waterfront: the Ella (images)
Construction is underway on the Ella, a 199 unit apartment building by Texas based developer Alamo Manhattan. The design of the project on South Waterfront Block 43 is by Texas based Hensley Lamkin Rachel Inc, with assistance from local architects SERA. An underground garage, accessed from SW Abernethy St, will provide parking for 196 vehicles. The building will have one retail space, a 1,470 sq ft unit at the corner of SW Moody Ave and SW Abernethy St. Ground floor amenity spaces for the residents have been designed so that they can potentially be converted to retail in the future.
