Design Advice has been requested by SERA Architects for a project at 1715 SW Salmon St:

7-story mixed use building (177 units) with 8,800 square feet of retail space on the ground floor. Twenty-seven parking spaces are proposed with access from SW 17th. Two loading spaces are proposed in the structured parking area.

Early Assistance has been requested for a project at 111 NE Killingsworth St:

Current code: Proposal is for 5 unit condominiums.

Early Assistance has been requested by Habit for Humanity for a project at 8124 N Interstate Ave:

More than likely – future code -with not a lot of impact to the site/project by the changes: New construction of 30 units of multi-dwelling housing development. It will be two (2) 3-story buildings to be constructed in two phases. All units will be sold as permanently affordable condo through the City of Portland preference policy. This project is to move through the GATR fast-track process with oversight from PHB.

A project at 5055 N Greeley Ave at the Adidas Campus has been submitted for Type II Design Review by Hacker Architects:

The project proposes a new structure (identified as the “Intersection”) located between two existing buildings (Identified as Buildings B and C) on the Adidas campus. The proposal also includes a new pedestrian plaza along N Greeley Ave.

A project at 7661 SW Capitol Highway has been submitted for building permit review:

Four story 39 unit mixed use building with ground floor commercial shell.

A building permit was issued to Soderstrom Architects for an addition to St John Fisher Parish at 4567 SW Nevada St:

Design Advice has been requested by SRG Partnership for the Jasmine Block development at 401 SW Harrison St:

Current code – New 3/4 block seven to nine story building housing PSU, OHSU, PCC, and the City of Portland. All runoff will be directed to a water quality flow-through planter which will discharge to the public storm-only sewer main.

The Vivian – KEX Portland at 110 NE Martin Luther King Jr Blvd has been submitted for Type II Design Review:

Historic Landmark – Change the use of the 2nd and 3rd floors of the existing building from apartments to hotel/hostel guest rooms. The ground floor use will be a gastropub. Proposal includes the addition of a new covered, unenclosed outdoor seating and an enclosed bar. The existing stair, new stair, and the elevator will be extended to the rooftop. A green roof will be installed. All new rooftop equipment will be installed away from the west and south street frontages and will be set back from the exterior walls. Exterior work proposed includes (but is not limited to): Masonry work: repoint and clean deteriorated portions. The existing metal cornice will remain. Windows: Installation of new aluminum-clad wood windows at the primary street-facing elevations. Groundfloor storefront cladding: Installation of aluminum profiles and panel trim configuration at the storefront, low wall, and columns to match the historic conditions. Remove the stucco panel cladding currently in front of the transom windows and restore the wood transom frames and sash. Installation of new insulated glass panels in the existing sash to meet current energy code. Ground floor entrances: Installation of new full glass light wood doors and install in aluminum storefront frame to match proposed ground floor storefront (maintaining the existing transoms above the doors where original). Replacement of existing fascia with new to match existing. Changes to entrances. Installation of new metal and glass awnings.

The DJC reported that Portland is considering a voluntary inclusionary housing program*, at a cost of $50 million over 10 years, designed to create affordable units in projects submitted prior to the city’s mandatory inclusionary housing program.

The Portland City Council voted to approve a revised design for the Ankeny Apartments, overturning an earlier denial by the Design Commission, writes the Business Tribune.

The Portland Business Journal wrote about 5 business takeaways from Portland’s proposed Central City 2035 plan.

The Oregonian reported on plans to tear down a SE Portland strip club at 3000 SE Powell Blvd to build affordable housing.

Portland Mayor Ted Wheeler has been slow to deliver on promise of affordable housing, according to the Oregonian.

In an interview with the Willamette Week city council candidate Jo Ann Hardesty’s described the N/NE Portland Preference Policy as “most ludicrous, arrogant, obnoxious policy imaginable.”

The Business Tribune looked at the PSU Karl Miller Center, which is set to open in 6 weeks. The DJC published photos of the nearly completed building.

Portland Monthly wrote about how Providence Park is about to get a major expansion.

The Historic Landmarks Commission has approved the Multnomah County Central Courthouse. The 17 story, $300 million project will replace the existing courthouse on SW 4th Avenue, which is considered seismically unsound and no longer fit for use. The architects for the project are Portland based SRG Partnership and New York based CGL RicciGreene. The landscape architects are PLACE.

The program for the 325′ tall building includes multiple courts, office for District Attorneys, Public Defenders, Sheriffs, as well as support areas for staff, juries, defendants and the public. No parking is proposed. The project intends to achieve LEED Gold Certification.

The 7 story, 332,000 sq ft building by SRG Partnership and Mayer Reed landscape architects will include a conference center, research laboratory space, research support functions, ground level retail, and offices. Two levels of below grade parking will be provided.

Focus: Portland’s Tallest Planned Buildings (2016)

It is just over a year since Next Portland last did a roundup of the tallest buildings planned or under construction in Portland. At that time, we counted 25 buildings over 100′ in height planned. Today we count 40. Given the length of time it takes to complete a high rise building, many of the buildings on the 2016 were also on the 2015 list. Four buildings are no longer on the list this year, due to having been completed: Block 17, Pearl West, the Aster Tower and Park Avenue West. Seven buildings that were still in the design phase last year are now under construction. No building on last year’s list is known to have been cancelled.

A 12 story residential development at 505 NW 14th Ave could involve the demolition of three buildings in the Pearl, including Fire Station #3, reported The Portland Chronicle. The building is currently home to Touché Restaurant & Bar.

The Oregonian reported that Radisson RED will be the hotel tenant for the 19 story Broadway TowerThe new brand doesn’t include front desks, and instead uses technology “to simplify the experience and provide efficiencies including keyless guest room entry.”

The Willamette Week reported that Palindrome Communities have closed on the purchase of the New Copper Penny nightclub in Lents. The purchase will allow Oliver Station to move ahead. The project will include approximately 126 affordable apartment units and 19 market rate units.

BikePortland wrote that average apartment building costs fell sharply during the period in which a large number of apartments without parking were being built. After the City Council added minimum parking requirements in 2013 construction costs rose again.
