Early Assistance has been requested by Quilici Architecture & Design Inc for a project at 4040 SE Division St:

Proposal is for a new 38 units with affordable housing (20,640 sf total) without parking. Stormwater planter provided along south PL. Main enterance and lobby on Division St. Trash and recycle room located on north side of building and accesed off Difision St. Existing commercial structure and all trees on-site to be removed.

A building permit application has been submitted for review by David Rodeback Architect for alterations to an existing building at 6012 SE Yamhill St:

A building permit application has been submitted for review by Ankrom Moisan Architects for the 3rd & Taylor office building:

New 10 story speculative office building, ground floor retail and comond and support area serving office functions, 2 stories of below grade parking

A building permit was issued for a project at 1211 SE Morrison St (previously 1205 SE Morrison St):

Construct new 4 story (39) unit apartment building with parking and bike storage on main level; associated site work

Design Commission approves Raleigh 22 (images)

The Design Commission has approved the Raleigh 22 Apartments, a 6 story mixed use building by SERA Architects for developer Cairn Pacific. The 70′ tall building will include 173 residential units, with 6,118 sq ft of ground floor commercial space along the NW Raleigh and 22nd frontages, and 1,746 sq ft of commercial space facing facing NW Quimby. Vehicular parking will be provided in an underground parking garage, which will also include long term parking for 216 bicycles.

Clay + Tiffany Apartments receive Design Advice (images)

Design Advice has been offered for the Clay + Tiffany Apartments, a 163′-9″ tall student housing tower being developed by non-profit College Housing Northwest (CHNW) in collaboration with Mainland Northwest, LLC. The sixteen story building, designed by SERA Architects, will include 252 “group living” studio apartments with shared kitchens, as well as 3 one-bedroom units and 3 two-bedroom units. A retail space is proposed at the ground level. No vehicular parking parking is proposed.

The access for the parking would be from NW Naito. One loading space is proposed. The property will be divided to create a 79,700 square foot site for this development.

Early Assistance has been requested for a project at 3612 SE 82nd Ave:

Project consists of an approx. 8500 SF, single story new core and shell building for up to nine restaurant tenants on property that was previously used as a restaurant. The existing unoccupied building may be demolished. Site work will consist of selective demolition, new infrastructure and parking lot repairs to 15 food carts, seating areas, and required parking.

The rebuild of the Portland Building has been submitted for Type III Historic Resource Review by DLR Group:

Full renovation of an existing 15-story office building including seismic upgrade and replacement of MEP systems. Proposed exterior renovation includes replacement of all existing facade finishes and glazing systems. New building cladding system will sit outboard of the existing building face. Two areas of the existing covered loggia on the first floor are being enclosed and added to the interior building area. No additional impervious surfaceor roof area is being added. This is a historic building.

An excavation and shoring permit was issued the Collective on 4th at 325 SW Harrison St:

partial – site clearing and demolitoin, tree removal, excavation, shoring and erosion control.

Under Construction: Leland James office building (images)

This is an updated version of a post originally published on October 19th, 2015.

Construction is underway on a major renovation of the Con-way Leland James Center, which will see the existing building gain an additional story and an entirely new facade. The building will primarily be used as creative office space, with three new retail units added at the ground floor. An existing basement will be converted in parking for 72 cars and 150 bikes. Showers and lockers will be provided for the benefit of bike commuters.  The design of the project is by SERA Architects for developers Cairn Pacific and Capstone Partners.

Scope of work includes removal of existing convenience store, fuel canopy, fuel dispenser islands and restaurant. Construction of a new convenience store, fuel canopy and 4 fuel dispenser islands, landscaping, curbs and paving. Existing underground storage tanks to remain.

A Pre-Application Conference has been scheduled by Mackenzie to discuss a project at 3075 NE Sandy Blvd:

Proposal is for a new Lexus dealership. 2-story building with one level of below-grade structure. Ground floor uses will include an automotive showroom and leasable retail with structured parking on the second and third levels, and an automotive service shop on the lower level. Vehicular access is proposed off NE 31st Avenue in two locations, approximately the same as the existing access points from this street. Access from NE Sandy Blvd is not proposed for the new building.

Design Commission approves hotel at SW 11th & Alder (images)

A proposed hotel at SW 11th & Alder by SERA Architects for developer Mortenson has been approved by the Design Commission. The 150′ tall building would include 215 hotel rooms, with a lobby, bar / restaurant and lounge at the ground level. Meeting rooms would be located at the second floor. A fitness room and long term parking for 14 bicycles would be provided at the third floor. No vehicular parking is proposed.

The Design Commission has approved the Modera Glisan by SERA Architects. The 12 story, 145’ tall building for Mill Creek Residential Trust will include 291 residential units at the upper floors, which ground floor retail / commercial space facing all four adjacent streets. Below grade parking for 223 vehicles is proposed. Long term parking for 445 bicycles will be provided.
