A proposal for an apartment building at 306 SE 8th Ave, designed by SERA Architects, was approved by the Design Commission in 2017, but never submitted for building permit review. A new Pre-Application Conference for a proposal on the site has been scheduled by the same architecture firm.

Design Advice has been requested by Hennebery Eddy Architects for a project at 539 NW 10th Ave

Project consisting of a new +/-11-story hotel with partial basement on a quarter-block site. The new structure will replace an existing 1-story commercial building. The hotel will contain 150-160 guest rooms with 85,000-90,000 square feet. Loading access is planned along NW Hoyt Street, with a single interior loading bay. No off-street parking is proposed. Ground floor program includes hotel lobby, restaurant, lounge, kitchen, offices, restrooms, mechanical rooms and bike storage. Floors 2-11 will be primarily guest rooms with limited amenity spaces such as fitness room, board room and a roof terrace with bar. Stormwater treatment and detention will be accomplished by way of a vegetated roof.

6-story apartment building with approximately186 units in the Northwest Plan District and Alphabet Historic District. Stormwater disposal method TBD.

Design Commission Approves Modera Morrison (images)

The Design Commission has approved the Modera Morrison, a 7-story building designed by SERA Architects for Mill Creek Residential Trust. The project will include 247 units. 175 vehicular parking spaces are proposed in two levels of below grade parking. 384 bicycle parking spaces are proposed.

The building will be subject to the city’s inclusionary housing rules, which require the provision of affordable housing or the payment of a fee-in-lieu.

The Morningstar at Laurelhurst has been submitted for a Type III Design Review by Ankrom Moisan Architects:

New 5-story group living development which includes 114 units with a mix of 2-bed, 1-bed and studio units. Floors 3-5 will be assisted living and floor 2 will house memory care residents. The ground floor will capture the active use amenity spaces and there will also be rooftop amenities and below-grade parking for residents and staff. Three modifications are being requested: maximum building length (33.130.222.B), Sandy Boulevard Plan District height limits in transition zones (33.575.100.C), and setback landscaping (33.130.215.B.2).

A project at 2124 NW Flanders St has been submitted for a Type III Historic Resource Review by Emerick Architects:

Proposal is for four stories of market-rate apartments over a walk-out basement level with 19 residential units and typical utilities. Floors 1-4 are proposed to have outdoor balcony space. The roof is anticipated to incorporate an ecoroof and solar panels. The project has no parking. The site is non-contributing in Alphabet Historic District.

The skybridge proposed as part of the Terwilliger Plaza Parkview Building at 2436 Southwest 6th Avenue has been submitted for a Type III Review:

Terwilliger Plaza submits this application for one encroachment in the public right-of-way over SW 6th Avenue. The skybridge is an integral element of Terwilliger Plaza’s expanding continuing care facility located on one contiguous site on both sides of SW 6th Avenue. The skybridge will span SW 6th, connecting the existing continuing care facilities on the west of SW 6th Avenue to the expanded facilities and units on the east side of SW 6th Avenue. The skybridge is a critical element of Terwilliger Plaza’s continuing care program.

Modera Morrison Returns in Front of Design Commission (images)

The Modera Morrison has returned in front of the Design Commission for a second Design Advice Request meeting. The 7-story building is being designed by SERA Architects for Mill Creek Residential Trust. The project would include approximately 245 units. 177 vehicular parking spaces are proposed in two levels of below grade parking.

The building will be subject to the city’s inclusionary housing rules, which require the provision of affordable housing or the payment of a fee-in-lieu.
