St Philip Neri redevelopment project is a total of 50-unit affordable, permanent supportive housing project located on the St. Philip Neri Parish at 2408 SE 16th Ave, Portland, OR 97214 in the Hosford Abernethy Neighborhood District. This redevelopment stems from the City of Portland¿s Expanding Opportunities for Affordable Housing Initiative which rezoned the St. Philip Neri Parish parcel to an RM2 allowing for medium density affordable and permanent supportive housing on the site. A total of 50 units of permanent supportive housing will divided between the adaptive reuse of the existing 1913 Church housing 13 units and a new 3-story construction along the SE Division Street housing 37 units and supportive services spaces. The project is a 6 story building comprised of: ground floor retail with five floors of wood framed multi-family housing, and 2 levels of below grade parking. Inclusive of the below grade parking, total gsf for the building is approximately 225,000 gross square feet. The ground floor retail is proposed as 16,139 leasable space including a grocer with back of house loading space, residential loading and trash, a residential lobby, and a vehicular access ramp to the below grade parking garage. This is a request for a Design Advice Request conference for a Type III Design Review for a new 16 story, 340 unit multi-dwelling residential building with 180 structured residential parking spaces, and 225 additional below-grade parking spaces for use by the Multnomah Athletic Club (total = 405 = < 1.2:1 ratio = max. for Goose Hollow). R-2 residential will be the primary occupancy with parking/S-2 moderate hazard storage as the secondary occupancy. The MAC parking will occupy levels B1 and B2, which will be fully below grade and will be accessed via a shared garage entrance and exit with the residential parking accessed on SW Main Street at Level 2; the lowest residential level will share the ground floor (Level 1) with the MAC parking lobby, residential lobby and wrapped MAC parking. Comprehensive Plan map amendment and zoning map amendment (CPZC) for 4928 NE 11th Avenue (Site). The Site is adjacent to 1130 NE Alberta, a 27,000-square foot property that the owners are developing as an extended stay boutique hotel (the Alberta Project). The design and entitlements for the Alberta Project pre-date the COVID-19 pandemic, and in light of the changing dynamics and safety concerns (which we expect will cause lasting changes to customer preferences), the owners wish to establish retail space and outdoor areas with a guest house above on the Site. Alta Centric Approved by Design Commission (images)

The Design Commission approved the Alta Centric, a new mixed use building in Goose Hollow designed by SERA Architects for Wood Partners. The 7 to 8-story building will include 203 residential units and a small commercial space facing SW Morrison St. 15 vehicular parking spaces are proposed, accessed from SW 17th Ave.

The building will be subject to the city’s inclusionary housing rules, which require the provision of affordable housing or the payment of a fee-in-lieu.

Weekly Roundup: Hyatt Regency, Hyatt Place, Portland Building, and more

Hyatt Regency at the Oregon Convention Center
The Hyatt Regency at the Oregon Convention Center sold for $190 milion in December. It is currently closed, due to the COVID-19 crisis.

It’s been a month since we last published a ‘weekly’ roundup. The news in March was almost entirely focused on COVID-19, with few stories of the kind we normally link to published. This roundup mostly includes stories from last week, as well as a few that we missed in the previous weeks.

The Daily Journal of Commerce wrote about SERA Architects’ slightly different proposal* for 306 SE 8th. While the project was approved in 2017, the approval will expire before construction can start.

Portland Architecture visited the reconstructed Portland Building, where the interior changes are so significant that “one can hardly believe this is the same place.” A grand re-opening ceremony that was scheduled for March 19th was canceled, according to the Business Tribune.

The Hyatt Place at the Oregon Convention Center sold in December for $190 million, reports Willamette Week. Despite public investment in the project, none of the profit returned to the taxpayer.

Construction is “chugging along like it’s still 2019,” reports Willamette Week, and “some workers say that’s dangerous“.

The Northwest Examiner wrote about the Hyatt Place and Allison Residences and, in something of a new concern for the paper, wondered whether “available building sites that could have been used for permanent housing will instead be reserved for tourists and business travelers“. The paper also reported that plans for the Forest Park Entrance and Nature Center have been canceled, with only a parking lot now set to be built at the site on NW St Helens Rd.

Willamette Week looked at why so many huge self-storage complexes have cropped up in Portland.

Portland Architecture visited Tree Farm, where they found that color and whimsy enliven and ordinary office.
