Design Advice has been requested by SERA Architects for a project at 1110 SW Clay St:

A new mixed use building for student housing. Commercial space is proposed on the ground floor. The sixteen story building would have 260 units. There would be a mix of studios, and one and two bedroom units. No on-site parking is proposed. A loading space is proposed with access from SW Clay.

A building permit was issued to Morton Building Design for a project at 5321 NE Irving St (previously 5325 NE Irving St):

A foundation permit was issued to ZGF Architects for the Multnomah County Health Department Headquarters at 600 NW Hoyt St:

Foundation permit to include excavation and below grade foundation(piles, pile caps, foundation basement walls), under-slab utility rough in and a fire water tank. Excludes ground level concrete slab and structural lids for below grade components.

A building permit was issued for the Seven Corners Community Collaborative at 2475 SE Ladd Ave:

Construct new 4 story office building with retail and parking on ground floor, offices on floors 2-4, includes associated site work

The DJC reported that multifamily design work is waning* following the rush to submit developments before the implementation of the new inclusionary housing rules.

Portland for Everyone said that to ensure Portland’s new anti-eviction rule has teeth the city needs to raise its devastatingly low vacancy rates.

Portland Shoupistas argued that the Portland Development Commission’s plans for new parking garages in Old Town and at the Convention Center Hotel put the agency at odds with the city’s climate action and transportation goals.

Portland Architecture spoke to Restore Oregon executive director Peggy Moretti about changes to state administrative rules that make protecting Oregon’s historic buildings just a little easier.

The Portland Business Journal took a look at the University of Oregon’s new spaces inside the recently completed Old Town building 38 Davis.

The Portland Business Journal reported that Eastside Distilling will not be moving forward with plans for an expansion at 1805 SE Martin Luther King Jr Blvd.

Design Commission approves 1500 SW Taylor (images)

The Design Commission has approved 1500 SW Taylor, an 11 story building by SERA Architects. The 125′ tall building is being developed by the Molasky Group, Trinity 3 Investment and Langley Investment Properties. The project will include 146 units, 20% of which will be designated as affordable through the MULTE program. A 1,250 sq ft retail space will be located at the corner of SW 15th & Taylor, with the rest of the ground floor used for resident amenities including a fitness room, library, lounge and community room. At the 11th floor a club room and roof deck with be provided, with views to the west.

80 vehicular parking spaces will be provided in two levels of below-grade parking. 6 bike rooms will provide long term parking for 219 bicycles.

NW 17th & Pettygrove Apartments reviewed by Design Commission (images)

A mixed use building in Northwest Portland by GBD Architects for Holland Partner Group has gone in front of the Design Commission for its first Design Review hearing. The building will include 196 residential units, with a mix of one-, two-, and three-bedroom units. Under the terms of a property tax exemption approved by the City Council, 40 of the units will be made available for at least 10 years to those earning 80% of area Median Family Income or less.  At the ground level the building will include retail spaces facing both NW 18th Ave and NW Pettygrove St. 119 vehicular parking space will be provided, in a partially below grade garage. 222 long term bicycle parking spaces will be provided, split between in-unit spaces and 156 spaces in the basement.

Ankeny Apartments denied by Design Commission (images)

In an extremely rare move, the Design Commission has denied the Ankeny Apartments. The Central Eastside development, designed by YGH Architecture, would include a mix of 17 one and two bedroom apartment units. The 5 to 6 story building is intended to achieve net zero energy use, and incorporates sustainable features such as photovoltaic panels at the roof and walls, triple pane passive house rated windows, and highly insulated walls and roofs. The project would not contain any vehicular parking, but would include long term bike parking for fifteen bicycles at the ground floor and parking for thirteen bicycles in the units.

Weekly Roundup: Grant High School, Centennial Mills, 1205 SE Morrison, and more

The Willamette Week reported that Portland could be getting a major new music venue at 2034 NW 27th Ave. With a capacity for 3,000 concert goers it would be of a similar size to the Schnitzer Concert Hall or the Keller Auditorium.

According to the Portland Mercury nearly 6,000 residential units were submitted for city review in the past two months—ensuring that they wont be subject to the newly enacted inclusionary zoning rules.

The Oregonian wrote about how affordable housing developers are taking a hit from Trump tax cut speculation.

KOIN reported that the bathrooms at the rebuilt Grant High School will all be gender neutral.

The DJC reported that the Portland Development Commission is moving towards a full-site redevelopment of the Centennial Mills*, which would not include the return of the Mounted Patrol unit to the site.

The Morrison Street Bar & Grill at 1205 SE Morrison St will be demolished to make way for four-story, 39-unit apartment complex, reported the Portland Chronicle.

The developers behind 1320 Broadway, formerly home to the Oregonian, are set to make a substantial return on their investment, according to the Portland Business Journal.

The developers behind the renovation and expansion of the Grove Hotel have sued to evict Right 2 Dream Too homeless camp across the street, reports the Oregonian.

Portland Shoupistas argued that parking is often over supplied at Transit Oriented Developments.

The Willamette Week posted that with the Fair-Haired Dumbbell under construction Portland finally has architecture worth arguing about.

Landmarks Commission offers advice on Old Town Chinatown Block 33 (images)

A mixed use development on Old Town Chinatown Block 33 has gone before the Historic Landmarks Commission to receive Design Advice. The project by William Kaven Architecture for developer Guardian Real Estate Services would include retail, residential and offices uses, over three levels of below grade parking. The ground floor of the building would be almost entirely retail, while the four stories above it would be occupied by office space. The top five floors would include approximately 167 apartments units, with a mix of affordable and market rate units.

At the ground floor the building will include a retail space at the corner of NW 16th & Marshall, as well as the lobby/amenity area and 12 of the residential units. Long term bicycle parking for at least 150 bicycles will be provided. No vehicular parking is proposed.
