Landmarks Commission offers advice on Old Town Chinatown Block 33 (images)

A mixed use development on Old Town Chinatown Block 33 has gone before the Historic Landmarks Commission to receive Design Advice. The project by William Kaven Architecture for developer Guardian Real Estate Services would include retail, residential and offices uses, over three levels of below grade parking. The ground floor of the building would be almost entirely retail, while the four stories above it would be occupied by office space. The top five floors would include approximately 167 apartments units, with a mix of affordable and market rate units.

Derby NW approved by Design Commission (images)

The Design Commission has approved Derby NW by Kōz Development, a new seven story mixed use building. The building will contain 128 residential units, 20% of which will be affordable to those earning less than 60% of area median family income. At the ground floor the building will include a retail space at the corner of NW 16th & Marshall, as well as the lobby/amenity area and 12 of the residential units. Long term bicycle parking for at least 150 bicycles will be provided. No vehicular parking is proposed.

Weekly Roundup: Press Blocks, Vista Pearl, Swift Headquarters, and more

According to the Portland Business Journal the sale of the former Oregonian printing facilities in Goose Hollow has closed. Urban Renaissance Group and Security Properties paid $20 million for the site, which is set to be redevelopment as the Press Blocks.

The Business Tribune wrote about the new leadership at Holst Architecture.

After more than 20 years, Mark Edlen has handed over the reins at Gerding Edlen, reports the Portland Business Journal.

The NW Examiner reported that the amount of ground retail at the Vista Pearl (formerly Block 20) will be reduced from what was originally approved.

The Portland Bureau of Transportation is looking for feedback on what type of bike parking should be required at new apartment buildings, reported BikePortland.

Focus: 33 Affordable Housing Developments Planned for Portland (images)

The St Francis Park Apartments, currently under construction in the Central Eastside.

Last December the Portland Housing Bureau delivered its second annual State of Housing Report to the City Council. The report noted the many challenges facing Portland, including that in 2016 “data indicates that housing affordability in Portland in the last year has gotten worse, an issue that is disproportionately impacting low-income residents, Communities of Color, seniors, and individuals with disabilities”. Nonetheless, the report also looked at what the Bureau is doing to address these issues, including: gaining voter-approval of a $258 million Affordable Housing Bond; passage of an Inclusionary Zoning Ordinance; increasing urban renewal funding dedicated to affordable rental housing; and dedicating short-term rental revenue tax to affordable rental housing.

The report listed nearly 1,900 affordable housing units in the production pipeline, split between 33 developments. Next Portland is re-publishing the entire list, along with images and information about the architect / developer where we have it.

Some buildings on the list are exclusively reserved for lower income people, while others include a mix of market rate units and subsidized affordable units. Figures for levels of affordability, expressed as number of units reserved for individuals or families at a percentage of Area Median Income (AMI), are taken from the Housing Bureau Report. Buildings that include market units are only receiving city funding towards the affordable units. Note that this list does not contain any buildings which will be required to provide affordable housing as part of the newly passed Inclusionary Zoning Ordinance (which came into effect this month); any future projects funded through the voter approved affordable housing bond; any developments that are funded without the help of the Portland Housing Bureau; or any developments that have been allocated funding since the publication of the report late last year.

The 150′ tall building would include 215 hotel rooms, with a lobby, bar / restaurant and lounge at the ground level. Meeting rooms would be located at the second floor. A fitness room and long term parking for 14 bicycles would be provided at the third floor. No vehicular parking is proposed.

William Kaven Architecture received Design Advice from the Historic Landmarks Commission for Old Town Chinatown Block 33

The team behind Old Town Chinatown Block 33 received Design Advice from the Portland Historic Landmarks Commission. The DJC wrote about the reaction they received*.

BikePortland reported that the bike lanes on NW Naito / Front will be extended from NW 9th Ave to NW 19th Ave, with funding coming in part from the developers behind the Field Office.

Guerrilla Development’s New New Crusher Court will open in February, according to the Hollywood Star News.

Major construction on the Multnomah County Central Courthouse will begin soon, when crews from Hoffman Construction begin excavation, reported the Portland Business Journal.

The Seattle Times reported that Seattle had more cranes on its skyline than any other US city and over twice as many as Portland. Portland nevertheless has more cranes than San Francisco, Denver, Austin, New York or Boston.

The Portland Chronicle reported than deconstruction is underway at the 1889 building at 3336 SE Belmont St, set to be replaced by a new 3 story mixed use building.

Portland for Everyone posted a preview of Portland’s 2017 policy decisions to Open Housing.

The Portland Business Journal that Kurt Fischer Structural Engineering, who are working on The Woodlark Hotel have opened a Portland office to focus on the project and to tap into new opportunities in the region.

Under Construction: Block 20 Condominium Tower (images)

This is an updated version of a post originally published on July 13th 2016.

Construction is underway on a 21 story tower designed by Bora Architects for Hoyt Street Properties. The 246′ tall Block 20 tower will include 143 residential units, offered for sale as condominium units. Flex retail / office spaces will be located at the ground level, facing NW 11th, Pettygrove and 12th. 168 car parking spaces and 229 bike parking spaces will be provided.

Block 20 was the first condominium tower to go in front of the Design Commission for almost a full three years. The most recent major condominium project in Portland prior to Block 20 was the Cosmopolitan on the Park, by the same developer and architect. The Cosmopolitan was approved by the Design Commission in July 2013, and was completed in 2016.
