Early Assistance has been requested by Allied Works Architecture for a project at 4064 N Mississippi Ave:

Current code: New 4-story mixed use residential building accomodating retail use on the ground level and 17 market-rate residential units above. Storm water will be managed on site with connection to adjacent public storm sewer. They are hoping to meet standards and not go through historic review.

Early Assistance has been requested for a project at 7428 N St Louis Ave:

Current code: Project is to construct one four plex and two twelve unit apartment buildings. Complete a land division on the CS zoned lot to produce two individual legal lots that will on each site consist of a twelve unit apartment building. Applicant is planning on using Community Design Standards.

Early Assistance has been requested by Gnich Architecture Studio and em architecture for a project at 1001 SE Sandy Blvd:

Comp plan and zone map changes do not affect this site/project: Change of use from warehouse to office. The existing office space will remain as office space. A building permit was issued to JRA Architecture & Planning for the Home2 Suites by Hilton @ Portland Airport, located at 7101 NE 82nd Ave:

Construct new 4 story 99 room hotel with indoor pool and exercise room; associated site work and new parking – see 16-213568 for associated trash enclosure

Renovation of 10th & Yamhill Smart Park Approved (images)

The Design Commission has approved plans by the Portland Bureau of Transportation and Prosper Portland to renovate the 10th & Yamhill Smartpark Garage. The project is being designed by FFA Architecture and Interiors, and is intended to address ADA and seismic deficiencies  in the existing structure, as well as improve the ground level retail experience.

Weekly Roundup: Canopy Hotel, Fremont Place, 5 MLK, and more

Canopy Hotel

A new restaurant named Canopy will open this May in the ZGF Architects designed Canopy Hotel.

Pearl District residents turned out at city council in an attempt to block the Fremont Place Apartmentswrites the Oregonian. The Willamette Week reported that a former president of the Pearl District Neighborhood Association warned that if efforts to block housing are successful the neighborhood “could become an urban gated community for the landed class.”

The Portland Mercury reported that the Canopy Restaurant will open this May in the Pearl District Canopy Hotel.

The Daily Journal of Commerce reported on the demolition of the old OHSU School of Dentistry, which is being torn down with “Jurassic flair“*. The building will be replaced by the new OHSU Elk’s Children Eye Clinic.

The Portland Mercury reported that the decades old Chinese Village restaurant has closed its kitchen. A 20,480 square feet grocery store proposed for the site at 520 SE 82nd Ave was recently submitted for building permit review.

The Daily Journal of Commerce published photos of the demolition of the old Fishels Furniture building. It is being torn down to make way for the 5 MLK development.

Architect and City Council Candidate Stuart Emmons is “angling for the anti-development vote in Portland”, according to the Willamette Week.

The Portland Tribune profiled Carrie Strickland, founder and majority owner of Works Progress Architecture.

Landmarks Commission discusses New Omni (images)

The New Omni tower has returned in front of the Historic Landmarks Commission for a second Design Advice Request hearing. The 13 story building by Ankrom Moisan Architects would include 135 residential units, over ground floor retail and mechanical parking. The project is being developed by Chad Rennaker’s Palindrome Communities. Rennaker is also behind the adjacent PINTS brewery.

Should the project move forward it could be the first Central City building to be build with inclusionary housing units, with 10% of the units affordable to those earning 60% of Area Median Family Income or less.

Early Assistance has been requested by Works Progress Architecture for a project at 1431 N Church St:

Current code: Construction of two residential buildings catering to motorcycle enthusiasts, one on each of two adjacent lots. Lots may be merged or remain separate. The primary option includes construction of one 19-unit residential building on each lot with accessory retail on R226170 along Interstate Ave and motorcycle garage parking along the north face of R226172. Alternative options include maximizing FAR on lot R226170 (32,000 SF and 40 units) and a 15 bed Group Living facility on R226172.

Early Assistance has been requested by Icon Architecture/Planning for a project at 2839 NW St Helens Rd:

Current code: Remodel and expansion of existing nightclub. Addition of 4 stories to include: performance rooms, a bar, offices, a dressing room, central staircase and an elevator.The parking lot will be partially reconfigured. There will be a new occupied roof deck over the existing building and a roof terrace on the addition. The top of the addition includes a mechanical loft. The existing deck will be covered by fabric awnings. Stormwater will discharge into nearby City storm system.

An interior courtyard will include two loading bays, bicycle storage and outdoor dining.Site is subject to an obligation to provide underground parking for the abutting garage building.

Weekly Roundup: KEX Portland, Fremont Place, Jolene’s First Cousin, and more

Guerilla Development’s Jolene’s First Cousin intends to provide affordable housing—without government subsidy.

The Willamette Week wrote about Jolene’s First Cousin, a development at 2834 SE Gladstone St that intends to provide housing for formerly homeless individuals, subsidized by market rate rents in the project’s commercial space.

With Portland’s “apartment-building binge appear[ing] to be headed off a cliff” the Oregonian asked whether the city’s inclusionary zoning mandate is to blame.

The Daily Journal of Commerce wrote about The Vivian – KEX Portland, a proposed hostel with a ground-floor gastropub planned at a century-old apartment building at 110 N.E. Martin Luther King Jr. Blvd.

A couple years after artists were displaced from the Towne Storage building OPB asked whether Portland can save it arts.

The Portland Business Journal reported on a groundbreaking ceremony for Riverplace Parcel 3a large affordable housing development planned at the south end of downtown.

KGW reported on the Fremont Place Apartments, a “17-story tower [that] could block NW Portland views“.

Fremont Place Apartments Approved; Appealed to City Council (images)

The Design Commission has approved the Fremont Place Apartments, a 17 story tower designed by TVA Architects. The 185′ tall building, being developed by the Lincoln Property Company, would include 275 residential units and a ground floor restaurant space facing the Willamette River. Parking for 149 cars is proposed in an underground garage. 481 long-term bicycle parking spaces as also proposed, with 206 provided in a bicycle parking room and the remainder in the residential units.

The Design Commission approval now been appealed to City Council by the board of the Pearl District Neighborhood Association.

Glisan Street Apartments Approved by Design Commission (images)

The Design Commission has approved a 5-story, 64’ tall mixed use building in the Kerns neighborhood, designed by C2K Architecture for Green Light Development. The project, currently known as the Glisan Street Apartments, will include 86 residential units as well as ground floor retail. 22 vehicular parking spaces will be provided in an at-grade garage, accessed from NE 15th Ave. 132 long term bike parking spaces will be provided, split between 88 spaces in a bike room, 42 spaces in the residential units and 2 spaces in the retail area.

Current code: Two options are being evaluated for the proposed development.
